Reminders:

* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.

* Reservations made by local residents require additional review and approval before confirmation.

Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
Additional rules

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Follow state laws when using fire pit

5. Quiet Hours: 10:00 PM – 8:00 AM
To respect our neighbors, outdoor amplified audio (including TVs and speakers), as well as loud gatherings, are not permitted during quiet hours. Please move any conversations or entertainment indoors after that time.

6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

7. For noise complaints

7.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.

9. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

Follow all check-out procedures:
1. Take out all trash
2. Wash dishes (or start dishwasher)

Note:

* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the carpet). All damages will also be charged to guest.

* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.

*Any costs incurred by the host as a result of a late check out will be passed on to you.

*The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

*Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.

This upper unit was very centrally located and perfect for day trips to Hot Springs, Mt. Rushmore, Devil's Tower and Deadwood. The rooms were spacious and comfy for our evening card games. Very quiet, residential neighborhood close to all amenities. Thanks for a great stay!

We had a great week staying here. It was a great central location for exploring the area, including Rushmore, Custer State Park, Wind Cave NP, Buffalo Gap, and the Badlands. The condo was clean and pleasantly quiet. We knew there were people staying in the unit below us but it was very quiet and we almost never heard them. The kitchen was spacious and had all of the basic pots, pans, utensils, and dishes for cooking. Furniture was all clean and comfortable. Bathroom was small, but very clean and well cared for. It was not an issue for us, but the stairs up to the unit were a bit steep and felt a bit uneven in places, so that could be worrisome for someone shaky on their feet. But there were handrails so I don't think it would be a problem for most. That's the only item even remotely worth noting. Overall, we had a tremendous experience and would absolutely stay here again if we were in the area and would definitely recommend to anyone looking to visit.
