About this house rental

This beautiful two story raised beach house is just five blocks to the beach, 1 block to Main Street with restaurants and bars, and 5 minute walk to Bradley Beach train station. House includes four-six beach tags, private off street parking for 4 cars, huge deck/ backyard w/ brand-new grill master. Completely furnished with brand new furniture and appliances.

*Before arriving we will agree on a smart lock code for you and your guests to use during your stay.

* no pets of any kind allowed on or inside the property.
*if the AC or Heat is on, the windows and doors must be closed
*no smoking of vapes, jules, weed, cigarettes, within the home. Whatever your pleasure, please do it on the back deck.
*no additional guests allowed within the premises outside of the total guests booked for the booking. You will be charged for extra guests visiting the home.

**make-up MUST be removed before bed so not to soil our linens. Guests will be charged fees to replace linens with any make-up left. For this matter, do not remove the linens after your stay as they’ll be inspected by the cleaning staff. None of the linens on the shelves or in the cabinets may be used- only the ones provided on the beds themselves. Please bring make-up wipes/face cleaner.

*main level has mini split (3 units) controlled individually by remotes in each room that has both heating and cooling capability. Upstairs has an HVAC controlled by a thermostat.

*backyard entrance can either be accessed through the inside of the house back door to the patio & yard as well as a wooden gate at the head of the driveway which can be opened by a string located to the right of the door. Just pull and push the door open. This gate should remain closed when not in use.
-we strongly encourage guests to utilize the outdoor shower after being @ the beach to not track sand into our home.

*This property includes exterior security amenities such as a ring door bell at the front entrance as well as a ring flood light camera over looking the backyard and back deck


*no food, drinks or shoes will be allowed upstairs in the bedrooms.

*6 beach passes will be left on the hooks in the living room on the wall for use by the following guests.
•-•Failure to return will cost the current rate of a season badge/per badge missing (typically $100)

*the butcher block breakfast bar and kitchen island are NOT to be used as cutting boards. Cutting boards are provided in the lower cabinets in the kitchen. The blocks are poly coated and will resist stains/damage but please do be careful.
•-•damage to the island or breakfast bar tables will result in an automatic deduction from your security deposit or add’l fee if deposit is maxed out @ $300/per board.

*there will be no smoking of any sort within the walls of the property. If you’d like to smoke, please do so on the back patio and dispose of your butts in the trash once they’ve been soiled.
**Hookah will not be allowed at the risk of having a fire with the coals.
•-•smoking of any kind inside the house will not be tolerated and will result in an automatic loss of your entire security deposit.
•-•for every cigarette/cigar or “like” leftovers found in or around the property will result in a $25 deduction from your security deposit or add’l fee if deposit is maxed out.

*TV’s are all smart-activated and are Netflix, HULU, Amazon prime accessible if someone amongst the group has a membership.

*there is a gas grill in the backyard that’s accessible to renters. All we ask is you be extra careful to make sure and shut off the gas when not in use as well make sure the grill is covered after each use as to avoid forgetting to cover when it rains. The ignite button is dead center of the grill and will make a clicking noise when it’s working. Occasionally you may have to press numerous times or hold down in order to activate. •Failure to clean the grill will result in $50 deduction from deposit.

*trash, both cardboard/standard trash and recycling should be taken to the curb Thursday and Sunday evenings.
•-•failure to do so will result in a $50 deduction from your security deposit or add’l fee if deposit is maxed out.

*indoor furniture does not go outside for any reason.
•-• any damage to the furniture will result in full fee replacement of the item.

*guests are expected to do their own dishes before they check out.
•-•Failure to do the dishes will deduct $50 from your security deposit or add’l fee if deposit is maxed out.

Stayed here for a weekend with several friends. Host was very responsive and quick to address questions. Beach chairs and tags that came with the house were much appreciated. House was very clean and had all necessary supplies. I will note that while the listing states that it is for the entire house, I discovered after booking, by reviewing the house’s airbnb listing and clarifying with the host, that this listing (at the time I rented) is not for the full house. There is a basement unit in this home not included this listing that costs additional to rent. The host was very responsive to my questions about it and helped resolve my concerns. Additionally, while there is a reference to cornhole in this listing, you do not get access to the cornhole unless you rent the additional basement unit. Lastly, it may be helpful to know this house is right next to the train tracks which periodically causes significant noise until midnight-1am and starts again early the next morning. White noise machines are provided. Overall it was a very fun stay with some minor concerns, and the host was very pleasant.

Had a great time staying the weekend at Alan’s place. Very clean, and fit all 9 of us very comfortably. Would definitely come again, highly recommend!

The property is great if you have a bunch of people - the bunk bed room was perfect. Overall, we had a very nice time staying here and Alan was super helpful!

Alan was very quick to respond to questions and requests. My friends and I enjoyed his property as it fit us all comfortably. House was clean and in close proximity to the beach.
