Location, location, location! Great base camp for all White Mountain outdoor adventure (hiking, biking, fishing, skiing, swimming, tennis, etc). Directly on the East Pemi River close to the Lady’s Bathtub swimming hole. Easy access to White Mountain hiking trailheads and just down the street from Loon Mtn entrance. Walk/bike to downtown Lincoln on the paved trail (less than 1 mile) for Black Mtn Burger, Common Man, One Love Brewery, Seven Birches Winery, shops and more. Minutes to Franconia Notch, Cannon Mtn…. and a short trip down the Kancamangus to North Conway. The possibilities are endless for an amazing vacation!

We had a great stay! Matt has the house well equipped and was a great host, offering suggestions for the area and making sure we enjoyed our stay. The condo was the perfect location for our hiking and exploration of the White Mountains. Fall was showing off and we couldn’t have been more happy!

This was our 2nd time staying at this location and it continues to exceed our expectations!! Matt was great and checked-in with us after we had arrived to ensure everything was in order. Exceptionally clean and everything we needed was included. Having the pool right next door is a plus! We enjoyed sitting on the deck listening to the river and relaxing. We will continue to plan our future visits to Lincoln at this property. 5 stars all around!!!

THE GREAT
Location: It's a minute out of town, so it's convenient to everything without all the noise. The balcony directly overlooks the river. I'm not a lifeguard or a lawyer, so use your own judgment with swimming. That said, my 10 and 8 year old boys were fine.
Size: It's spacious. My wife, two boys and I were very comfortable. Six people could be OK here if at least two of you are children and you negotiate beforehand who gets the king bed and who has to work with the bunk and/or the couch. The dining table is big enough for six.
Basics: The apartment feels homey without being cluttered, and it’s very clean. The mattresses are quality and comfortable as are the couches. It's the third/top floor, so no one is above you. We didn't hear anything from the sides either. Just the river.
THE GOOD
Televisions with cable in the main room and both bedrooms.
The washer/dryer and dishwasher.
Well stocked kitchen.
Clean pool.
The grounds are cared for.
The balcony has plenty of seating.
Solid wifi.
TO KNOW
We needed to bring sheets, towels and shampoo. This might change when pandemic restrictions do.
You lose cell service about five minutes east of the condo, which is where most of the hikes are, and you don't get it back until you reach Conway 45 minutes later. So load maps, etc. before you leave.
No restaurants deliver in the area. Only one that I found, the Chinese place, even lets you order pickup online.
It can get chilly at night, even in July
