- Information regarding trash collection is posted inside the home.
- Please observe trash collection days and place trash in the trash cans provided daily to keep a clean home.
HOME MAINTENANCE
- We prioritize your well-being by ensuring a pest-free environment through regular treatments by a licensed pest control company.
BOOKING, CHECK-IN, & CHECK-OUT
- As our guest, we will take care of you personally from the time you inquire until your day of departure.
- We are not a booking agent. We personally maintain this home to ensure your satisfaction.
- We guarantee to have your booking processed within 24 hours. As soon as we receive your deposit, we will immediately confirm your reservation.
- CHECK-IN TIME:4:00 PM Eastern Time
- CHECK-OUT TIME: 10:00 AM Eastern Time
- These times are strictly enforced.
- Wherever possible, we will work with you to accommodate more flexible check-in/out times.
- Please contact us at least 48 hours prior to arrival/departure if you would like to extend these times, so that we can accurately schedule around different times. Extra charges will apply.
- Self-Check-in is provided with a Smart Lock that requires a unique code to enter the home. This code is reset after each guest's stay.
- All confirmed bookings will receive a booking confirmation letter by email with booking details, check-in instructions (including door access codes and gate procedure), and emergency numbers for after-hours prior to the arrival date.
- If you do not receive this email, please check your spam folder, or contact our office as this is essential for check-in.

- Please park in the designated guest parking area, please DO NOT park in the resident parking spots otherwise your car will be towed. Guest parking is near the gate entrance to the right facing the clubhouse. Contact us if any concerns.

Very good value for the money. The property was exactly as described and in the pictures. Our stay at this property as a family was excellent. Parking in front of the condo building. Aldi and CVS pharmacy was just walkable, which are great. Game room and swimming pool was great. Hot tub and Sauna did not work. If the owner can take care of below improvements, this will become unbeatable:
1. Microwave did not work properly.
2. The quality of bath tissues and paper towel could be better

Great location with great amenities! There was clear communication with the property management group and everything was easy for check in and check out. You will need to go shopping and get more paper goods as there is only one roll of toilet paper per bathroom and one roll of paper towels. This is communicated that there is a stater kit for your stay. The reason for docking a few stars was the cleanliness. There was hair in multiple places on the floor and one toilet had not been cleaned very well. Overall a great place and I think the property management group just had an off day with the cleanliness of the unit.

Positives:
This apartment was a home away from home. It felt safe enough with a gated community, pool and jacuzzi. Close to all the parks and many dinning and shopping options close by minutes away. The Disney decor was really cute and got us all excited and geared up for the park. A full kitchen and in unit washer and dryer was such an amazing convenience to have on hand. The host even had complimentary Roku where we watched a lot of Star Wars via the DisneyPlus. The couch was super comfy and even had a pull out bed for more sleeping options. My son loved sleeping on the top bunk in the “kids” room. Also had a great daily trash pick up. We are a family of 3 and we fit quite comfortably in this unit for the time we spent at Kissimmee.
Negative: # 1 the bugs. The property manager does have a routine pest control, but upon our arrival the bugs were really a nuisance. Thankfully our host was able to resolve this issue with several extra visits from the pest control team. #2 which really isn’t much of a deal but worth mentioning and is totally normal in apartment settings is being able to hear the upstairs neighbors heavy footsteps.
Other than that my family did enjoy staying at this rental. It was close enough to the parks and a quiet enough to be a safe relief after a long day at the park, with its cool air conditioning and comfy chairs. Also had complimentary WiFi and lots of cooking appliances.
