Enjoy this remodeled 1920s, 3 bedroom + 3 bathroom home with a fully equipped kitchen, spacious living room, and a peaceful front and back patio with a shared pool and fire pit in the backyard! Conveniently located a few blocks from some of our favorite Round Top restaurants, shopping, wine, and antiques. Kobza Haus is perfect for groups of friends and couples looking to escape the city. Come, escape to Round Top and stay a while!

- All 3 bedrooms have a plush Queen bed w/soft linens and cozy pillows
- TV's in each bedroom

- Bathroom #1: full bathtub w/shower + single vanity
- Bathroom #2: walk-in shower + single vanity
- Bathroom #3: walk-in + single vanity
- Shampoo, conditioner, body/hand soap, fluffy towels, hair dryer provided in each bathroom

- The outdoor space (pool and fire pit) is shared with Cottage guests.
Guest Access:
You'll have access to the entire house, shared front and back yard spaces including pool and fire pit that are shared with the cottage. When both spaces are rented, we ask that you kindly give each other privacy and respect.
The Neighborhood:
Located in the heart of town.
Getting Around:
The Kobza Haus is perfect for walking around Round Top. Coffee, dining and shopping are easy walk from the Haus.
If you plan to explore outside of Round Top city limits, you'll need a vehicle to get to the surrounding area. Consider renting HOSTIE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, generally aren't available in this rural area.
Other Things to Note:
- CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.
- Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement. Must be 25+ to book.
- Each additional guest over the maximum is $35 per guest. Any guest count above the maximum must be approved by the host.
- When you stay with HOSTIE Vacation Rentals, you are covered for any accidents that might happen up to $5000 with the added fee of $79 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.
- Pet Policy: No Pets
- Please note the pool and fire pit are shared between the Haus and Cottage. There could be guests staying at the cottage during your stay.
- The pool is not fenced and cannot be heated.
- OPTIONAL FEES - We offer additional services that may be available for an additional fee (must be pre-approved by the host, non-refundable):

Excellent location in the heart of ROUNDTOP. Home was beautiful, spotless, full of extra amenities( nespresso machine with coffee, bottle of wine, water bottles, Kleenex, hand soap.). Great parking, lovely backyard, just a perfect place for a trip to ROUNDTOP! Can’t think of a negative thing to say!! I have stayed at many top dollar vrbo’s and this home is above and beyond all!!!!

This home is centrally located in the center of the business district of Round Top. We were able to walk to coffee, dinner and town square. The house was remodeled, clean and very cute. Has a wonderful front porch and a beautiful pool and fire pit in the backyard. Hostie was so easy to communicate with and checked on us several times. What a fabulous property!

We absolutely loved our stay at Kobza Haus! The home is adorable and charming, perfectly located within walking distance to many of Round Top’s best restaurants and shops. Every detail was thoughtfully designed, and the furnishings were beautiful and comfortable. The kitchen was well equipped, and the bottle of wine was such a thoughtful touch — we enjoyed it by the pool and firepit while catching up with our friends from California. We had a wonderful time and will definitely return. Highly recommend both Kobza Haus and its exceptional management team.— The Piersons
