Barbeque and enjoy your beverage of choice on the deck with a waterfront view. When the sun goes down, escape inside to enjoy the indoor gas fireplace, and have a movie or family game night. Live lavishly at the association's indoor and outdoor pools, or have a beach day at the member-only beach. Also included with your stay is access to a fitness center, clubhouse, and a member-only restaurant. This large Abbey Springs condo consists of two main-floor bedrooms, a loft area and two full bathrooms, making it ideal for mid-sized families and friend groups. Whatever the reason for your trip, you'll be happy to choose the Duck Pond Retreat as your vacation home.
*Abbey Springs charges daily guest passes to use amenities. The pass prices are based on length of stay as well as max occupancy and are included in the fees section of the total reservation cost.
*One full tank of gas provided for golf cart, additional gas must be purchased.
*Please note that Abbey Springs HOA will no longer grant extra day passes for additional guests exceeding the maximum occupancy of your rental home.
*On-site parking available for a maximum of two vehicles.
*Please note that we require the names of all guests in your party.
*Please note: After your reservation is confirmed, we will send an electronic guest rental agreement. Signing the agreement and completing additional identity verification, which may include providing a valid form of identification, are required to finalize your booking and receive check-in instructions.
*Bookings made within 72 hours of check-in incur an additional $100 fee.

We enjoyed our four day stay at the Duck Pond. The condo was just the right size and the property amenities were great. We left talking about a return trip next year. Wonderful stay. Just what we needed.

Overall was a great stay. Property was adequate for our small family of 3. Access to the lake front and all the community facilities of Abbey Springs were excellent.
The property was smaller than it appeared in real life. Capacity would be maxed out at four based on seating in living room and table. The hide-a-bed couch was broken and sagged on the left side making it uncomfortable to sit on. The dishwasher was ancient and not effective. I had to hand wash all the dishes as there was dried food on them. And there was insufficient light in every room one or two small lamps with 25 watt bulbs does not suffice. Finally, the property was too close to the pond to use the deck. Mosquitos and weeds right next to the edge of the deck.
All this said, the property served the needs we had. A golf cart for use to get to the lake would be valuable as renters are not allowed to park lakeside, but that is small. But adequate for our needs. Good Wi-Fi for our Firestick and Alexa devices we brought. Nice and quiet and beds were comfortable enough.

Check-in process was very smooth and simple. The kitchen was small. If you are expecting a Keurig, bring your own. If not, bring your own drip coffee. Packets in kitchen does not give a family enough coffee for multiple days.
