The host treatment was 100%. She is caring individual.

The rooms are nice. The host was quite nice and accommodating. Her name is Alexandra.

The B&B is far from the city and there is no taxi service. No restaurant close by. No elevator for handicapped people. We did not have a car so it was a bit of inconvenience for us. But it was a nice place to relax in the countryside.

Very nice swimming pool and environment.

Too many strict rules and unreasonable policies. I won’t be staying here again. This is not a hotel-like accommodation, and their services don’t support a comfortable or pleasant stay. We ran into a major issue when we informed them that we needed to check in after 8:00 PM due to a delayed flight (we were in the area for a wedding). One of our colleagues had to pick up the keys for us because the owner only allowed check-in before 10:30 PM as an exception—and even then, he texted us saying we’d ‘have to sleep in our car’ if we arrived any later. While I understand their logistical constraints, the problems didn’t end there. The breakfast was underwhelming by Italian standards—very basic and limited. They charge €5 per day to rent a pool towel, and if you’re caught using a room towel instead, they scold you as if you committed a crime. Cleaning is done strictly at 10:30 AM—no exceptions. If you’re still in the room, they simply skip cleaning it. The worst part was checkout, which is at 11:00 AM sharp. We had work meetings that day and hoped to stay on the premises for a few more hours, but they wouldn’t allow it—not even to use a desk or sit somewhere. Using the pool after checkout is strictly forbidden. I even offered to pay extra to stay longer, but the most they allowed was an extra 5–10 minutes in the room, apologizing that the owners wouldn’t permit anything more and that this is against the law. What law exactly? One does not know. The entire experience was frustrating, and we couldn’t enjoy our stay as we’d hoped. I strongly suggest they reconsider their policies and improve their services to better accommodate guests.

Exceptional

The place is fantastic. It is a real villa in the middle of olive garden. It's an antique building though having all modern facilities. It has private parking, little park and swimming pool outside Nice people met us and make us feel at home. Breakfast is wonderful I'd say it's nice place for long staying for having calm and peaceful rest.

Traditional feeling rustic B&B

Rustic, traditional style B&B. The couple managing the house were super friendly and helpful. Pleasant fountain and garden area and pool. The breakfast was reasonable. We didn't find a single mosquito in the room in 3 days.

Unfortunately, the air conditioning was also a bit too rustic - it was just too uncomfortable to sleep on the top floor in the hot weather. Basic room. Extras like pool towels, drinks to buy on site, self serve coffee at breakfast would be good.

A guaranteed rest in a beautiful villa in the heart of Tuscany!

The villa is splendid. The beautiful garden, the outdoor pool, the breakfast, the room, everything was absolutely perfect. It is a real haven of peace that invites to relax. The hosts are very attentive and make the stay unforgettable, while remaining discreet. We were able to park the car ( a must in the region) directly in the inner courtyard. A very relaxing and unforgettable stay. We will come back !

Stupenda oasi di relax

Soggiorno rilassante e decisamente piacevole a 5 minuti di macchina da Tuscania. La villa e i suoi spazi esterni sono tenuti molto bene e risultano molto accogliente. Non ci sono rumori esterni, se non quelli degli animali che popolano la zona. Zona piscina curata, pulita e dimensionata con il numero degli ospiti. Diversi salottini e spazi comuni disponibili nel giardino. Ottima la colazione anche con dolci fatti in casa. La disponibilità e cortesia delle persone che gestiscono la villa rendono ancora più il soggiorno sereno. Posizione strategica da cui si possono visitare tantissime località differenti (costa, lago di Bolsena, Tuscania, Tarquinia, ...). Posteggio ampio e parzialmente alberato.

Al piano terra sono disponibili delle camere. Quelle ai piani superiori si raggiungono solo tramite delle scale. Informarsi se si hanno problemi di mobilità.

Un soggiorno rilassante

La struttura è molto bella e ben tenuta. C'è una pace che ti fa stare bene. Giardino molto curato e piscina pulita e comoda da raggiungere. La signora che ci ha accolto è stata gentilissima e molto disponibile ed ha reso agevole la nostra permanenza.

Se posso dare un consiglio... sarebbe piacevole se il salottino che fa da anticamera alla sala colazione...fosse sempre a disposizione degli ospiti per avere almeno una zona dove poter sostare senza dover per forza stare solo in camera o fuori

La struttura era in aperta campagna posizione molto tranquilla si sentivano gli uccellini invece che il traffico la camera grande il bagno con finestra la possibilità di parcheggio gratis nella struttura le bottiglie di acqua fresca a disposizione per chi va in piscina l'ampio giardino la cortesia dello staff

l'unica pecca è non avere l'ascensore ma si sapeva peccato che la nostra camera era al 2° piano e ultimo e con le valige non era comodo ma comunque fattibile

La pace dei sensi.

La struttura immersa nella natura e dotata di piscina attrezzata è un’oasi perfetta per ristorarsi quando si ha bisogno di una fuga dalla frenesia della città. L’accoglienza e l’assistenza di Alessandra, grazie alla sua spontaneità, il suo buonumore e la sua disponibilità ti fanno sentire coccolato e a casa. La sua discrezione e la sua attenzione ti permettono di goderti la privacy senza sentirti mai trascurato. La colazione è molto ricca, sia dolce che salata e i prodotti sono perlopiù freschi e fatti in casa, sarebbe un sogno svegliarsi tutti i giorni così! Tutto apprezzatissimo.

Che meraviglia! Una villa con giardino all’italiana curato, la piscina grande e lo gli altri spazi comuni eleganti, la camera ampia e pulitissima, la colazione degna di un albergo a 5 stelle

Unico appunto: il pomeriggio in piscina sarebbe stato davvero incredibile se fosse stato possibile avere qualcosa da bere (oltre le bottiglie d’acqua gentilmente a disposizione degli ospiti) e da mangiucchiare
