One of Flagstaff's most iconic features is the hourly train that passes through town—a true lifeline of the West! While the sound of the train is audible from the home, train enthusiasts will be thrilled to discover a nearby walking path offering stunning views of BNSF trains as they traverse the scenic Coconino National Forest.
Most past guests didn't mind the noise, but light sleepers may want to bring earplugs.
SUPPLIES PROVIDED
Freshly cleaned linens, bedding, and towels for all guests.
Essentials included to start you up: paper towels, toilet paper, laundry detergent, dish soap, dishwasher soap, and hand soap.
While there may be condiments or coffee available, we cannot guarantee specific items.
PET POLICY
Pets are considered; however, we ask that you keep "4 on the floor," as we say in our house.
Pets are not allowed on furniture or bedding.
Please pick up after pets outside.
We usually allow one small to medium size dog (max 25 lbs.).
No vicious breeds are permitted.
A $50 pet fee applies.
EXTRAS
Extra Pack 'n Plays, high chairs, and air mattresses are available to rent for $40 per amenity.
Unauthorized late check-out will incur a penalty of $150 + tax
Early check-in and late check-out are subject to availability and may incur additional fees. Please reach out 1–2 days prior to check-in to inquire about pricing and availability.
HOUSE RULES
No smoking allowed on the property to preserve its charm.
No parties or events permitted. 6 adults maximum plus their dependent children are allowed at the property.
Vendors have access to the homes on their scheduled day. Service days have the possibility of changing and do occur up to two times a week
Quiet hours are enforced from 9PM to 9AM to ensure a peaceful environment for all guests and neighbors.
Noise Levels: Please keep noise levels low, especially in the evenings. Be considerate of the neighbors to maintain a serene atmosphere for everyone.
Primary renters must be 25 years or older.
A signed rental contract is required after reservation confirmation.
Early check-in and late check-out are subject to availability and may incur additional fees. Please reach out 1–2 days prior to check-in to inquire about pricing and availability.
Please note our policy for items left behind:
We are happy to help return items left behind; however, due to logistics and the time required for our team to retrieve and drop off packages, a $25 handling fee plus the cost of shipping will be applied to any items sent back.
We'd much rather you have your belongings with you! Thank you for doing a final "sweep" of the home before you depart.

House is very nice, very clean, spacious and well stocked. I rented because of the hot tub and fireplace but the fireplace did not work.Hot tub was great! Only recommendation would be to add some USB plug in’s. Thankfully we did bring 1 block for multiple devices so we had to switch that out a lot.

Overall our stay was good. The bedrooms were comfortable and the furnishings nice. We chose this listing specifically because of the hot tub, and were disappointed with what we found - every other week servicing seems too infrequent for a rental (a lot of hot tubbing could occur between 12/24/25 and 1/7/26) and it was out of chemicals in the dispenser, making us weary of using it. After reaching out on VRBO, I was told I would receive an update once a pool technician was confirmed, but never heard back.Also, the kitchen could use some updated pans/utensils. We didn't do a lot of cooking, but attempting to make scrambled eggs one morning was very difficult with the scratched pans and a lack of non-stick safe spatulas. A few more metal spoons/forks would be helpful too as we sometimes had to wash spoons in a single meal so all 7 of us could eat cereal with a normal sized spoon. I also noticed there were no wet or dry measuring cups, which I usually see in other rentals.The toilet paper and paper towels were REALLY poor quality. We don't expect Charmin Ultra, and we don't usually notice or comment on the quality of toilet paper...but it was so bad.
