Set on a scenic 60-acre ranch in the Texas Hill Country, 3H Ranch Mountain Retreat is ideal for large groups seeking space, privacy, and a peaceful country setting. This family- and pet-friendly retreat comfortably accommodates up to 16 guests and offers a rare blend of wide-open land, nearby water features, and convenient access to popular Hill Country destinations.

Located between Medina and Vanderpool, the retreat is within easy driving distance of Bandera, Tarpley, Medina, Utopia, and Vanderpool. Lost Maples State Natural Area and Hill Country State Natural Area are both within a short drive, making this a great base for hiking, scenic drives, and seasonal foliage viewing. History enthusiasts may also enjoy visiting the nearby ghost town of Tuff, located along the same road as the property.

A spring-fed creek and private pond are less than a minute's walk from the home, offering opportunities for catch-and-release fishing, kayaking, tubing, or simply relaxing by the water. Pond levels may vary based on rainfall, and the floating dock may not always be in use. Wildlife sightings are common, and evenings are well spent under the stars, gathered around the fire pit, or enjoying the shaded outdoor patio with seating and a picnic table.

The home itself is a remodeled 1960s ranch house that blends rustic Hill Country character with comfort and functionality. Wood accents and corrugated metal details give the interior a distinctive feel, while thoughtful updates make it well suited for extended and multi-family stays. The retreat features five bedrooms, two-and-a-half bathrooms, and ten beds, providing ample sleeping space for larger groups.

The spacious kitchen is fully equipped with modern appliances, extensive cookware, and generous pantry and cabinet storage. Two separate dining areas and a bar with seating allow everyone to gather comfortably for meals and conversation. Additional interior spaces include a living room with multiple seating areas, a TV room with a video library, a dedicated office/work area, and entertainment features such as a pool table. Wi-Fi is available throughout the home, though cell service is limited and Wi-Fi calling is recommended. Window AC units are used for cooling during warmer months and are turned on in advance for guest comfort.

    We picked this spot as a mental reset for a couple of first responders, and a super busy kid. For that it was perfect. Phone only kinda worked, and that’s a good thing for me. Turkeys were fun to talk to. Close enough to town for a quick run if needed, but far enough out to feel secluded. The stars are amazing out there. Getting buzzed by fighter jets was an unexpected thrill. All good stuff. Some things weren’t quite what we were expecting. Downstairs looked like a fresh remodel. Upstairs felt like deer camp. Stuff like an outdoor security light wired in on the stairs wasn’t what we expected. The one frying pan and baking pan were pretty wore out. We bought a new frying pan and left it there. Both BBQ pits could use new grates. I planned on cooking ribs, but didn’t want to fight the rust. The home built one was impressive though. The fishing was good. We all caught something, including a rod and reel from the pond. We left it on the porch for future guests. I wish the dock was where it is in all the pictures online. Seems to be a big marketing point for it not be useable. All in all we enjoyed our stay. Thank you for having us.

    The property was great, it was exact what I was looking for. I wanted to disconnect from the city life and breath fresh air. Although, some of the days were rainy, we made the most of it. It was a great experience and will definitely stay here again.

    It was extremely hot and dry during our stay so we enjoyed having the pool table during the the heat of the day. Mornings and evenings we enjoyed watching the deer and birds. Hope to go back when there is actually some water in the the creek and pond.

    I really enjoyed our stay at this property but wasn’t completely happy about the ac situation. Several of the room stayed pretty warm due to the window units not being enough to cool the whole house.
