We rent the entire estate to only one group at a time. When you book, the entire compound, all amenities, and the stunning pool/hot tub are 100% private and reserved exclusively for your party—zero sharing with strangers.

- Up to 16 Guests: Enjoy flat-rate pricing with exclusive use of the entire estate.
- 17 to 20 Guests: The estate can accommodate up to 20 guests max. Vrbo will automatically adjust the price for additional guests past 16.

The compound is uniquely designed with 5 independent, fully equipped villas, offering the perfect balance of group togetherness and individual privacy.
-Villas #1, #2, & #3 (Sleeps up to 4 per villa): Each features 2 bedrooms (1 King, 1 Queen), 2 full bathrooms, a comfortable living room, and a fully equipped kitchen.
-Villa #4 (Sleeps up to 2): Features 1 bedroom (Queen bed), 1 full bathroom, a living room, and a fully equipped kitchen.
-Villa #5 (Sleeps up to 2): A cozy studio layout featuring a Full-size bed, 1 full bathroom, and a fully equipped kitchen.
All guests enjoy seamless access to the central pool and hot tub areas.

In-House Chef: To ensure a seamless luxury experience, a professional in-house chef is required for all bookings. Please inquire for current rates and customized menu options.

Our stay was wonderful! One of the best Jamaica vacation's we have ever had. The location is perfect, the property is beautiful/breath-taking, and the hospitality was everything. The beauty and ambience of the property, coupled with the kindness and professionalism of the staff makes it the ideal vacation spot.

Full disclosure, I have lost count of our return trips to AnnRam Sunrise Villa. We return time and time again for several reasons. The Villa is always spotlessly clean and comfortable. The views are stunning and the breeze on top of the hill is always with you. The gated property and staff give you a tremendous sense of security and in the countless visits over the past 8 years, we have never had the slightest issue. Nothing but peace and positive vibes surround the place.
Finally but most importantly, the Villa staff. The property manager Devon is always on point with suggestions on where to go and he is a valuable resource for any possible needs. Chef Marcel has an adventurous flare to his cooking and you literally taste the love in the meals he prepares. Winston is like a baseball utility player. He’s always available and can play many roles. I found he also loves American football and we have some lively conversations in season. And last but not least, the queens Yvonne and Veronica. The special touches to the rooms, the lovely flowers they placed for my wife, and the genuine warmth and care they give is measurable.
Please come to Jamaica and show your love to the Villa Staff. They are amazing humans and can’t wait to receive you here. One love and respect!!!

This was my family’s second time back, and it is indeed our home away from home. Our first visit was five years ago and the property has kept its beauty, comfort, and character. Miss Ann was easy to communicate with, checked on us, the chef Marcel was an absolute treasure and house manager Devon was as cool as a cucumber and very responsive. Can’t wait for our next visit, when you find something good of course you keep it.

Stunning views and unforgettable memories is what we are left with after staying at the property. The staff was amazing, Devon and Veronica were amazing. They were there for our family anytime we needed help. Everyone was comfortable and happy. If you visit, definitely use chef Marcel, he elevated the experience for us. He was always prompt and very accommodating. My siblings and I plan on returning in the near future.
