Protaras Beachfront Villa Pietra is a spacious and modern seafront property, designed, furnished and equipped with top-notch luxury and the ad most care to detail. The colors, the artisan style and the panoramic views of the crystal clear blue waters of the Mediterranean are the characteristics of this beautiful house.
The ground floor features a large, open-plan living room afully equipped kitchen with a breakfast bar and dining table. The large balcony doors open wide to the pool terrace and the lawn covered garden to join the outside with the indoor areas into a large living space that enjoys unobstructed sea views and privacy. The ground floor also offers a guest WC and shower.
On the first floor there are five bedrooms, four bedrooms offer double beds while the fifth offers two single beds. All bedrooms re en suite and the two sea-front bedrooms open up to a covered veranda and offer gorgeous sea views.
Carefully furnished and decorated by a well known interior designer, Protaras Beachfront Villa Pietral is fully air-conditioned, fully equiiped with fast Wi-Fi internet and satellite TV with English, Ruropean and Russian channels and also offers central heating.
Protaras Beachfront Villa Pietra is a beachfront property located in a gated complex in a quiet area of Kapparis in Protaras over the Blue-Flag Fireman's Beach. Malama Beach is less than 5 minutes’ walk away. Kapparis resot is operational all year round and within a few minute's walk you can find many restaurants, bars, supermarkets and shops.
Central Protaras is only 3 kms away, there can be found many beautiful beaches inlcuding the famous Fig Tree Bay and Sunrise Beach with all kinds of of water sports on offer like water-skiing, windsurfing, pedalos, diving, canoeing, para-sailing, fly fish and just about any watersport you may want. Protaras also offers a plethora of good local and international restaurants, pubs, cafes and a thriving night-life in the summer months. Ayia Napa is about 10 minutes' drive from the villa.
There is also a water park and aquarium that are worth a visit. The biggest water park in the Middle East can be found just outside of Ayia Napa which is only 10km away. Closer to the villa, less than three minutes’ drive away is the more local town of Ayia Triada/Pernera, with its own 'strip of restaurants which are favored amongst the locals for the their high quality. Within 5 minutes’ walk you can get to Golden Coast Fishing Harbor the romantic Sirina Bay or the child friendly Kalamies Beach.
This property is suited for families. No parties or celebrations of any kind for any reason are allowed without the consent of the host. This is a residential property and we require guests to respect the neighbourhood and keep noise to acceptable and reasonable levels at all times. Failure to observe these rules may result in the guest being asked to vacate the property without any compensation.

Amazing villa in Kapparis. Excellent location with amazing sea views with 2 lovely beaches within a few minutes walk and outstanding restaurants in walking distance. The open plan downstairs felt very homely. The upstairs bedrooms all had en suites which was great. Service was amazing. I would definitely recommend this villa.

Overall we loved the villa & had a great stay.
It’s a wonderful location, moments from a perfect family beach which had all the amenities you would need, including beach bar/restaurant & changing rooms.
The pool and terrace are exactly like the photos, overlooking the sea.
The open plan kitchen & living area was ideal for a family & very large and spacious.
Bedrooms also good sized & comfortable.
There are plenty of bathrooms & all are functional but seem quite dated & could do with a refresh given the price point.
Management team are very responsive & the ability to WhatsApp them at any point is really handy.
A few things to improve on given this is pitched as a luxury villa & a high price point to match that: There were some basic things I’d normally expect to be provided in a rental villa kitchen e.g. olive oil, salt & pepper, tea towels but all of these were missing. Also would have expected charcoal to be provided to have one bbq at least.
€5 per day charge for an Ikea high chair seems excessive given the price of the villa, €35 for the week is pretty much the cost of a brand new one we could have just ordered ourselves.
Similarly I’d expect pool / beach towels to be provided given the price of the villa, not a €5 per day per person charge.
The outside space by the bbq & car port had a lot of random junk, whilst tidied & piled out of the way, it does impact the feel of that part of the villa a bit.
Grassy area could do with de-weeding and getting rid of nettles.
