About this villa rental
A contemporary Mediterranean retreat in one of Kalkan’s most desirable coastal enclaves.
Set in a quiet, safe cul-de-sac just moments from the turquoise waters of Kalamar Bay, this modern four-bedroom villa combines elevated design, breathtaking sea views, and a rare sense of tranquility — all within walking distance of Kalamar’s best beach clubs and restaurants.
Built to high standards, the villa stands among Kalkan’s premium properties, offering refined architecture, generous living spaces, and panoramic island and mountain vistas.
Designed across four levels, it comfortably accommodates up to eight guests, blending privacy, light, and luxury at every turn.
The Space
The spacious open-plan living area flows seamlessly onto the infinity pool and jacuzzi terrace, where sliding glass doors invite in the sea breeze and the glow of Mediterranean light.
The fully equipped Franke kitchen includes granite worktops, a Nespresso machine, water dispenser, and a dining table for eight — perfect for relaxed dinners after a day at the beach.
The living room features comfortable seating, elegant décor, and large windows framing the bay. A guest WC is also located on this floor.
Bedrooms
Each of the four en-suite bedrooms is individually designed and opens to a private balcony or terrace with spectacular sea or mountain views.
• Ground Floor: Twin beds, modern en-suite, and private balcony. Bedroom includes 2 bedside tables, twin beds, spacious wardrobe with mirror. En-suite features a modern walk-in shower.
• Second Floor Bedroom-1: Double bed, en-suite with walk-in shower, and balcony. Bedroom includes a double bed, bedside tables, wardrobe with mirror, make-up table and balcony.
• Second Floor Bedroom-2: Double bed, bath and walk-in shower, balcony with panoramic views. Bedroom includes double bed, bedside tables, large wardrobe with mirror, make-up table and balcony. En-suite comprises a bath tub as well as a modern walk-in shower.
• Top Floor Suite (Master Bedroom): Double bed, en-suite with jacuzzi, and large roof terrace with breathtaking views across Kalamar Bay. In addition, the bedroom includes bedside tables, armchair, wardrobe with mirror and a large roof terrace which features a modern patio set for four.
All rooms are air-conditioned and finished to a good standard, combining comfort with style.
Outdoor Living
The infinity pool and jacuzzi take center stage, offering sweeping views of the sea and islands beyond.
Relax on sun loungers or under shaded pergolas, enjoy a BBQ, or dine al fresco at one of the outdoor glass-top tables.
The roof terrace provides the perfect setting for sunset cocktails, with panoramic views stretching from Snake and Mouse Islands to the Taurus Mountains.
The villa also includes a spacious private garage (suitable for two large SUVs or three smaller cars) and a utility room with washing facilities.

Earliest check-in is at 3.00 pm and check-out is at 10.00 am
Cleaning / Towels / Linen / Maid service: For stays longer than 7 nights and shorter than 11 nights, towels and bed linen will be changed for a fresh set. For stays that are 11 nights or longer, a free mid-week clean will be organised on your preferred day.
Flooring: there are glossy marble tiles in the living area (incl. stairs), ceramic tiles in the bathrooms and natural travertine tiles on the terrace surfaces- caution required when floors are wet.
Pool terrace is equipped with 8 sun loungers, 3 parasols, 4 coffee tables, BBQ, modern lounge set for 4 persons, 2 glass top tables and 8 chairs for outside dining.

Stayed at this beautiful villa for 14 nights with my wife our 2 grown up children our daughters partner and a close family friend. So 6 of us using all 4 bedrooms. We had the top floor room ad the view from the balcony was just amazing. As the villa is set on the slopes of kalkan, the view took in the sea between the mountainous region with the sun setting behind them. Marvellous start. The place was very clean and all the utilities and facilities worked. We had a bit of trouble opening the door more us than a real issue, but Mehmet the owner had a door cam and when we called to ask what we were doing wrong he answered straight away and gave us the instruction to use only the lower lock and turn firmly to the right. All good and so helpful. Mehmet was like that throughout always answering any request quickly without bother. Like ordering the Carboys for the water cooler. Easy. We used taxis, cheap as chips, to get everywhere as steepness made walking tricky. But again unfussy and all drivers could not be more helpful. We ate out every evening in Old Town and these rooftop restaurants were affordable and lovely with great views across the town sea and slopes of Kalkan. Sunbathing at the villa and just relaxing by the pool was a fav activity, boat trips and visits to the local resorts on a cheap day pass helped change things up when required. Our trip was made truly unforgettable by our daughter partner asking for our daughters hand in marriage and getting engaged

Mehmet was an excellent host, helpful and answered all my messages within an hour if not sooner! The Villa was perfect ample space and beautiful views over the bay. We spent a lot of time in the pool. And once we discovered the busy area where all the restaurants were, we took cheap taxis to the restaurants and supermarket which was all very close. Highly recommended for a great holiday
