There was no breakfast, the place was fine, I hadn't realized I requested a quiet room.
It took a while to find the email with the door code. It was really hidden and hard to find.

Convenient contactless check in/entry, ample street parking available.
NO SNOW REMOVAL. On the day my stay began the property/city received several inches of rain, ice, and snow. Throughout the two days that followed the property owners made no attempt to clear the snow. Both gate entrances could not open due to the amount of snow, the steps leading into the property were covered in ice, the sidewalk was not cleared, and none of the outdoor amenities were available due to the snow coverage. I slipped several times trying to enter/exit the property due to the ice and severe snow. Not to mention my vehicle became stuck in the snowbank on the property.
