Royal Sands - A Beachside Haven - Pass the Keys

The property is well equipped and has ample space for a family holiday, and location of the property is perfect for beach walks and exploring the area, lots of local eateries within walking distance and good pubs within 20 minute drive.

There are no windows to open only doors on the first and second floor to the balconies (and even without the heaters on in the property it was very warm). I imagine in the summer months having the doors open most of the time is great but in a cooler April/Easter time and being quite windy it was not an option.

I loved the location and size of this place, amazing

The house wasnt clean, the cleaners are letting the owners down as it is a lovely place. The shower in the ensuite doesn't drain so you can't shower for long until it fills up and the toilets are really hard to flush! There is a nack to it!

Location is great.. a very spacious house with quirky pieces of furniture making it a fun stay. Clean and comfortable with all that we needed to hand. Our small dogs loved the space and of course only a few minutes back and forth for fabulous beach walkies

House is over 3 floors so a fair few stairs.

The position of the house was very close to sandy beach/sea, and a friendly beach hut/pub serving fish/chips/burgers etc, and alcohol. Comfortable king size bed. Size of the kitchen.

Sadly such a lot. It has a grubby, worn out feel...and was as if we had walked into someone elses house who had popped out for the day. The paint work needed a lot of cleaning/repainting. The kitchen was VERY dark...needed extra lighting. Couch very worn out and needed washing The kettle leaked out the spout when pouring. A mug was cracked. The doors to the outside were messy, and the "garden" area/patio was an absolute disgrace. Totally, messily wild, no definition between garden spaces, nothing to keep the dogs safe and secure. The family bathroom's toilet was totally impossible to flush. There was a sharp bit on the edge of right hand side of bath that scraped my grandaughters arm badly (we do have photos), the tiles were not maintained. The 3 bedded room was cramped.. and sooo hot. The en-suite bathroom's toilet worked, but hard to press flushing button. The shower plastic tiles are in a bad state of repair. The shower cubicle floor didn't empty properly and we were left standing in inches of water as we were showering, which makes one wonder why was the water backing up. Yuk.The balcony on the roof floor was very badly worn in one corner, and looked dangerous, we wouldnt let our grandchildren on it. Again we couldnt let air in, as no windows on this top floor to open, only a french door, but dogs would obviously not be secure up there and would have escaped into the untamed wilderness out there. The entrance to property was SO messy and off-putting, very unloved. One of the keys was extremely hard to turn, we had trouble entering the property. I could go on. Very disappointing, but a brilliant location for the amazing historical town of Rye
