Single-story Provençal villa with unobstructed views of the hills and vineyards. Experience all the charm of the southern French hinterland, just a 15-minute drive from the beaches of Sainte-Maxime. Enjoy peace and tranquility, away from the crowds of the seaside. Take advantage of the beautiful south-facing exterior, the landscaped garden with its carefully chosen plants, the pétanque court, and the elegant swimming pool. A recently created accessible bedroom provides access to the main house, terrace, and pool. Charming house in absolute peace and quiet, walled garden offering complete privacy, 13m x 4m swimming pool, 1.50m deep, secured by a safety cover (heated from April to October, on request, at an additional cost). Hiking and mountain biking trails start right from the house. Enjoy a verdant paradise of 2100m² (holm oaks, olive trees, palm trees, agapanthus, oleanders, wisteria, citrus trees, etc.), and a shaded pétanque court. A pool house features a summer kitchen, refrigerator, gas griddle, sink, and relaxation area. The main house consists of: - a bedroom with a bathroom/shower/WC and office area opening directly onto the terrace, with unobstructed views of vineyards below and hills, - a second bedroom with a bathroom with bath and WC, - a laundry room with washing machine and dryer, iron and ironing board, - a large living/dining room, veranda, open kitchen opening onto a south-facing terrace with unobstructed views. The kitchen is fully equipped: pyrolytic oven, microwave, kettle, juicer, toaster, filter coffee maker, Nespresso machine, etc. - separate toilet. The main house has reversible air conditioning via a slab (heated in winter, cooled in summer). The two bedrooms have also recently been equipped with individual air conditioning for greater comfort during the summer months. The first annex is fully adapted for people with reduced mobility (PRM) with air conditioning, a terrace, a view of the village, a shower room, and a toilet. The independent guest house consists of two air-conditioned bedrooms with a shared shower room and toilet. We also provide two travel cots and a high chair. There are 3 fans for those who prefer them to air conditioning. It is possible to park at least three vehicles on the property and two more at the entrance. It is possible to walk to the village via a paved cul-de-sac that passes in front of the swimming pool, accessed through the gate from the garden. At home, we have set up a compost bin for all plant waste only (food scraps or garden waste) and kraft paper. The griddle must be used with the cooking mats provided for better maintenance and protection. There are clotheslines in the garden and in the pool house. The house is equipped with a pheromone trap to keep mosquitoes away. Bed linen, bath towels, and kitchen towels are also provided with the rental.
