Welcome to The Lakeview Retreat! A high-end stay in Towamensing Trails! Over 3200 sq ft of living space on 3 levels, open floorplan, central air, vaulted living room, propane fireplace, 9 beds - 4 huge bedrooms - each with its own Smart TV, game room – with wet bar + pool table + Pacman arcade + card table + lots of board games, indoor/outdoor dining, humongous yard for outdoor fun and blazing 1.2 Gbps internet for streaming or remote work! Entertaining areas both inside and out. Perfectly located - can’t get any closer to the pool, lake and community center. PLEASE NOTE: According to community rules, guests checking out on Sunday morning will not have access to the amenities on the morning of their check-out. This only applies to Sunday check-outs and usage of amenities on that Sunday morning. Beautifully furnished interior – with exquisite live edge sycamore dining table, leather seating, comfy new beds with upscale hotel quality linens, fluffy bath towels, fully equipped kitchen - Cuisinart cookware, slow-cooker, waffle maker, blender, coffee maker, etc. Enter through the front door and you are immediately welcomed by a spacious open concept floor plan with vaulted ceilings and styled with a modern, cozy, and chic decor. Our guests love our fully equipped kitchen - making it easy for you to make your favorite home-cooked meals that you can enjoy at the custom live edge sycamore table (it’s a work of art and arguably our favorite piece in the house). The dining room opens up directly to the panoramic outdoor deck with beautiful views of the lake. The deck is equipped for the ultimate grilling party! There is a large grill, outdoor table seating for the whole crew. An additional seating area is perfect for cozying up for a late-night glass of wine and chit-chat about all the day's activities. This spacious home includes 4 LARGE bedrooms – 9 beds - and 2.5 bathrooms. It’s perfectly suited for a multi-family stay with bedrooms on the main and upper levels. On the main level, you will find 2 bedrooms: Bedroom #1 is the primary suite with king bed, luxurious hotel quality bedding, fluffy bath towels and views of the sunrise right from your bed. Bedroom #2 offers 2 comfy single beds. On the upper level are 2 additional spacious bedrooms: Bedroom #3 has 2 queen beds and Bedroom #4 - our largest and most spacious bedroom - has 2 queen beds plus a single with pull out trundle and a sitting area. All of our beds include hotel-quality microfiber linens and we never recycle duvet covers so they are ALWAYS fresh for every guest! All bedrooms are equipped with a smart TV and there is ample closet space, which is great for longer stays. If you need a space to check email or work (we hope you don’t have to do too much of that!!), we have a beautiful sycamore desk – cut from the same sycamore tree as the dining table. The lower level of the home is the place to bring out your inner child with a mix of adulting! There is a lounge area perfect for movie nights, a wet bar, pool table, card table, and a plethora of board games to choose from. Oh yeah, don’t forget to engage in some family-friendly competition to see who can get the high score in the classic arcade game Ms Pacman! You even have lake views from the game room! Exit the game room through two sets of double sliding glass doors and step onto the covered patio, featuring a relaxing hot tub that creates a seamless transition between indoor/outdoor living spaces. It is also the perfect spot to enjoy a summer rainstorm. On sunny days, this space provides shade and serves as the ultimate transition to the huge yard, which is unique among other homes in the community. The yard has a horseshoe pit and plenty of room to play corn hole and badminton, or volleyball. Families have been seen here enjoying a game of whiffle ball, tossing a frisbee, and enjoying a game of catch. And may we suggest that you bring some apples and carrots – deer visit all the time! The deer enjoy meeting our guests and look forward to getting special treats! We have been coming to Towamensing Trails and the Poconos for many years. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet. - The payment of your reservation constitutes your agreement and acceptance of the rules set forth by Penn Forest Township and Towamensing Trails HOA - Towamensing Trails provides guests with a Welcome Packet that includes 8 community guest passes (wristbands). With these passes, guests may enjoy the community's amenities (pool, lake, pavilion, rentals, sports courts, etc). More cannot be purchased as 8 is the max allowed by the community. Children under 5 do not need a wristband. Wristband must be worn on wrist at all times when using community amenities. - The community's hours of operation and the accessibility to its amenities are managed by the community, we can not guarantee what is open or available at the time of your visit. - The community holds guests responsible for following community rules. - Any fines incurred during your stay will be charged back to your credit card. - By making this reservation, you accept responsibility to follow community rules and pay any fines incurred during your visit. - The Towamensing HOA does not allow house parties. - Neighborhood quiet hours begin at 11PM. - All trash/garbage MUST be removed from the exterior of the house and grounds when terminating your stay and brought to the dumpster. - There is a strict no open fire and no firework rule in this community. - Must be 28 years of age or older to rent. - This home does not have private trash collection, thus trash will have to be brought to the community compactor. - This home is located in the Towamensing Trails community. While it is not gated, registration is required before check-in. We will provide more details about this requirement once your reservation is confirmed. Parking Details: Up to 7 cars can park onsite. All vehicles must display vehicle passes while in the community. --- The room configuration is as follows: Primary Bedroom / King bed Bedroom 2 / Two twin single beds Bedroom 3 / 2 Queen beds, trundle bed Bedroom 4 / 2 Queen beds --- This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. IDs will be requested for verification after booking. All bookings over 30 days require a security deposit. We report and prosecute all Credit Card Fraud.
