Please Note: - Guests will be responsible for registration fees paid to the Arrowhead Lake Community Association (ALCA). - Guest Registration: The HOA requires guest registration for this property. A fixed registration fee of $300 will be collected at booking. - Additional Charges: The total HOA fee depends on the number of guests, vehicles, and length of stay. If the total fee exceeds $300, the remaining balance will be charged separately. - Registrations within 3 days are allowed, but to encourage early registration and to help staff manage incoming registrations, a late fee of $100 will be imposed for registrations made less than 3 days prior to arrival. No same-day registrations are allowed (the cut-off for same day is 11:59 PM the day before arrival). - Changes to any aspect of the rental registration must be made not less than two (2) days prior to the arrival date, this includes Vehicle or Guest. Home Truths: - Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet. - The community amenity rules and schedule are subject to potential changes, particularly in the event of unforeseen circumstances, as determined by the community. - Before check-in, you will need to visit the rental office, ( 5 minutes from the entry gate) to get your community access QR code. Office closes at 10PM. Late arrivals, please contact us for arrangements. Rental office visit required next day. - This home does not have private trash collection, thus trash will have to be brought to the community compactor. - This home is under the Arrowhead Lakes community. Guest registration upon check-in is required. We will send more details about this requirement after the reservation is confirmed. - Please note: Air conditioning is available only in the bedrooms. Fans are in every bedroom except the bunk bedroom (which has its own air conditioner) and the ground floor game room. Parking Details: The driveway can accommodate approximately 3-4 cars depending on the sizes. --- The room configuration is as follows: Primary Bedroom / Full bed Bedroom 2 / Two twin single bunk beds Bedroom 3 / Full bed Bedroom 4 / Full bed --- This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. IDs will be requested for verification after booking. All bookings over 30 days require a security deposit. We report and prosecute all Credit Card Fraud.
