Sea Happy earns the name without trying too hard. The living room, dining area, and kitchen run together in one bright open stretch, so nobody's stuck cooking alone while the rest of the group debates beach plans. Behind the garage door is a converted hangout with bar-top seating, an arcade game, and a TV — the default landing spot when the afternoon turns rainy or the evening runs long. The deck out back has comfortable seating for everything in between. All three bedrooms sit upstairs: a king primary with its own ensuite, a second king room, and a full-over-full bunk the kids will claim first. A full-size laundry room handles the sandy towels, and the kitchen arrives fully stocked. Prominence carries the rest. Guests have access to the 5,000-square-foot resort-style pool and the community gym, with The Big Chill at the neighborhood's center — restaurants, shops, and a 25-foot outdoor LED screen running movies and live music through the season. Two bikes come with the house for the Timpoochee Trail. On 30A between Seagrove Beach and Alys Beach, you're about half a mile from Deer Lake State Park, where a long boardwalk crosses protected dunes to one of the quietest stretches of sand on this coast. Walton Dunes is a couple of miles west with no stairs to the beach, Santa Clara a little farther with restrooms and peak-season lifeguards, and Pier Park about half an hour east. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions. As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards. IDs will be requested for verification after booking. All bookings over 28 days require a security deposit. We report and prosecute all Credit Card Fraud.
