- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS UNIT IS NOT PET FRIENDLY.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. The cameras are positioned to monitor the driveway, the street/sidewalk, and the back patio.
- Cooking is not permitted. There is no kitchen.
- The BBQ grill is off-limits.
- The fire pit is off-limits.
- The patio area is shared with the owner, who resides in the main house in front of the studio.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

We had a great time. The lodgings were excellent, the shower was fantastic, and the garden was wonderful. This listing is highly recommended by us.

While the room was clean and it is a lovely neighborhood, we were disappointed when the owner approached us to turn off the gas fire pit claiming a fire hazard, as we were comfortably enjoying it in the common outdoor space. Just two of us having a cocktail trying to watch the sunset. After sitting in the dark, since there is no lighting except for a motion security light, we decided to go inside. We did re-read the description in VRBO and it says use of common area - be aware however, it seems that does not include the gas fire pit - which should be noted in the description. The tv is really a very small computer size monitor hung high in the corner so we never turned it on, and we were surprised to find used soap in the shower (to be fair there was a newly wrapped soap on the counter though it was unpleasant to see the used bar soap in the shower). Additionally the shower did not drain and we found ourselves standing in ankle deep water. We ultimately decided to leave early after 1 night. Sadly the owner then accused us of breaking their ceiling fan as we found out via an attempted charge through VRBO. Ironically we noticed the missing pull chain but realized it must’ve been removed since there’s a remote to turn it on and off which is how we operated it with no problem. As we departed I saw the pull chain draped over the nightstand radio. Imagine our surprise when the owner then assumed we broke the pull chain which he said required replacing the entire fan.
