• Please double-check your guest count — there might be a per-person, per-night fee if you miss anyone. Reach out for a custom quote.
• The minimum rental age is 25.
• No smoking inside (including e-cigs). You can light up outside, but make sure you're 75 feet from the building. There's a $500 fine for smoking indoors.
• You'll need to e-sign our rental agreement after booking.
• For your peace of mind, there's a camera at the front facing the driveway that is capable of recording all the time. No indoor cameras, promise!
• Quiet hours are from 10pm - 8am. We use Minut, smart home technology that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Minut is 100% privacy compliant and is required on this property. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.
• No fireworks, please.
• Sorry, no pets allowed — bringing one will lead to eviction.
• Winter weather can be tricky! No weather-related refunds, so we recommend travel insurance. All-wheel drive & winter tires are a good idea too.
• Limitation of Liability: The owner and their rental agent shall not be held liable for any injuries or damages to the tenant, the tenant's family, or guests that occur during the tenant's occupancy of the property. Perfect spot for a large group to enjoy Rutland, Killington, and the surrounding area. Plenty of beds for everyone, and bathrooms so no one felt cramped whatsoever. Beautiful home and safe neighborhood. All around a great stay. If we come back for the US Open of MTB next year, this house would be high on our list to stay in again.

Overall we loved our stay here and would certainly highly recommend it to larger groups. Tons of glassware, silverware, and kitchen things to make the kitchen fully functional. The two huge living spaces were excellent and the fireplace was a great touch to have. We used both living rooms and it was nice to have that option. It feels like this house had an attachment built on that hasn't been fully sorted out. There are 2 rooms and a bathroom in that part of the house. While they had a space heater in the room and supposedly had forced heat also there - we woke up one morning freezing in those rooms. Granted it got into the very negative degrees that night outside, we woke up to the heat reading 57 in those two rooms when the set point was 72. While those rooms are nice and big - thats a big issue that needs to be fixed. Finally, the bathroom in that attachment doesn't have hot water. The water is like lukewarm to cold, maybe it is a small fix, but it needs to be fixed.Basically - if you are there in the summer you won't care, but if you are there in the winter for skiing (which we were) it is a little uncomfortable in that annex space. Overall - the host was great and extremely communicative. The check in process and checkout was super simple. The house is wonderful and truly would be a 5 out of 5 if they fix these warmth issues. I would certainly stay here again.
