Very spacious and comfortable house in a lovely, quiet location. The bedrooms are all a generous size, as is the well-equipped kitchen (we managed to prepare a 7-course meal for the 6 of us). It's a short and delightful drive from the house to the heart of the Cairngorms. And don't miss paying a visit to the friendly Persie gin distillery just 5 minutes from the house

The house is lovely. The common areas are open and inviting. The river out back is lovely to wake up to. My only critique would be for comfier couches. Everything else was lovely. Easy access to many sights and hikes. Beautiful landscape. Beds are comfy.

The Holly Tree Lodge was our last stop on a 10-day road trip through the Scottish Highlands and it was the perfect place to end our journey. This creek-side property is beautifully laid out, nicely appointed, and even has a dry sauna! We used the large kitchen on our last night and just loved the vibe of the whole place. The property managers were a dream to work with too. Highly recommend this place if you're looking for a true Scottish countryside experience way off the beaten path.

The house was absolutely beautiful and perfect for what we needed. Was a shame we couldn’t find logs for the log fire - would have set the atmosphere nicely. Also a few more sofas in the living room would have prevented people sitting in the floor. However, the space was great and we loved the outside space. Definitely be back in the summer.

We spent a weekend at the property for a 40th birthday with close family and found it perfect! The house is HUGE and had the bonus of the annex property which allowed older parents to relax in the morning away from early rising children! We had the luck of the Scottish weather which allowed us to open up the massive doors and windows onto the balcony which overlooked the garden and river in the sunshine all day. Would definitely recommend this property to anyone especially this with larger families staying and looking for a relaxing time.

Everything was as described. The home was very nicely designed and set up. The upstairs bathroom did not have towels or toiletries but there was enough in the downstairs area. It was a nice drive into the national park and groceries were only about 20 minutes away. We would stay here again.

Lovely house in a beautiful area, with more or less everything you need. Only thing that we felt was worth a mention, the house was very cold when we arrived as the radiators were at the bottom setting, as it's a big house it took forever to heat up, we had to go looking for more logs the first night.

This is a large house and there was plenty of room, we was a group of 7. The bedrooms are large with plenty of room and the garden is nice. There's a tree swing that went down well, just be careful when it rains as it gets slippy. There's a lovely swing on the decking, but we found it got very slippy in parts when wet. We took dogs with us and they loved the garden, unfortunately they couldn't go paddling in the river and the water level was to high and fast due to the rain. There's plenty of pheasants that come in the garden every day and are lovely to see. I'm sure if you book this property you will not be disappointed.

Lovely spacious house

Great setting being right on the river. So nice sitting out at night hearing the soothing river noises. The house is very spacious with good sized bedrooms and comfy beds. We were 8 adults and 3 children plus 2 dogs. Plenty of room for everyone. Only issue would be the sofas in the lounge as there is seating for 6 so the rest needed to sit on the dining chairs. Lots of crayfish in the river. Good fun catching them, but you would need to bring nets with you. Luckily we’d prepared for this and had a bucket and selection of nets with us for the kids. Wood burner in the living room is lovely, though we needed to go to Blairgowrie to buy logs, kindling etc for it. Would highly recommend for large family groups. The guest book hinted at a ghost in the house, but no one in our group, including the dogs, had any encounters with it. Thank you for a lovely stay!
