This house has a large living space, separate bedrooms, and separate bathrooms/laundry. Heaters are available in all of the rooms.



BEDROOMS:

The house has 4 bedrooms:

All beds are topped with professionally cleaned and pressed linen. All bedrooms have plenty of wardrobe space for your luggage.



BATHROOM:

Bathroom 1: Toilet only

Bathroom 2: Toilet and shower

Bathroom 3: Toilet, shower and bath



We provide bath towels, shampoo, conditioner, toilet paper and body wash.



KITCHEN:

The fully-equipped kitchen is ready for you to use. It includes:

- fridge/freezer

- stove top

- microwave

- oven

- crockery and cutlery

- coffee machine



LIVING ROOM:

The living room has a LG 65` TV smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.



PARKING:

Front of house driveway can conveniently park up to 4 cars. There is also bicycle parking at the back of the house for biker guests.



LAUNDRY:

A washing machine and dryer are available to use, as well as an iron and ironing board.



Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.



The property features an electronic door lock for easy access.



I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. You are welcome to book if children will be under adult supervision at all times as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).
