PRIVATE PARKING:
2 Car garage parking, plus, 2 car capacity driveway parking. Our driveway is relatively flat. Do not leave our garage door open for an extended period of time. Utilize all on-site parking before parking on the street.
OCCUPANCY:
Per city rules, MAXIMUM OCCUPANCY OF THE PROPERTY IS 14 persons of any age at any given time. Only the number of guests listed in your reservation (up to 14 persons) are permitted on the property at any given time. If you plan to have daytime visitors, please include them in your guest count. There is a $500 charge and your reservation will be cancelled without a refund for violating this maximum occupancy rule.
ENTRY:
The front door is equipped with an electronic keypad, we will send a personalized door code before check-in. Check-in any time after 4pm Pacific Time Zone. Check out is at 10am Pacific Time Zone.
No late check-out or early check-in. If you arrive early or depart late, additional charges will incur.
INTERNET/CABLE:
High Speed Wireless Internet throughout the home.
Do not modify or turn off the internet system of the home.
Smart TVs in each of the 6 bedrooms and 1 common area. No cable programming provided due to the multitude of streaming/screen-casting options guests typically have nowadays on our SmartTVs. If you are unfamiliar with this concept, just ask us about how this works. Most people already have this ability, but are not aware.

Our cleaning service provides initial supplies including: paper towels, dish soap, dish washer soap, kitchen/bathroom trash can liners, toilet paper, clothes washing detergent, hand soap, shampoo and conditioners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out.
SECURITY/HEALTH AND SAFETY/LAWS:
Exterior Ring floodlight camera located above the front door and at the side gates w/ continuous 24/7 video and audio recording at the front entrance and side gates. There is also a camera inside the garage recording audio and video 24/7. Cameras are monitored to ensure compliance w/ house rules and for security purposes.
There are NO indoor cameras in living spaces.
There are city required noise monitoring devices in the common areas of the home. The devices record average decibel levels over time only and do NOT record any conversations. They are used to monitor noise levels as well as defend us against unfounded noise complaints. Do NOT turn off, remove, or tamper with this equipment.
Guests must follow all city, county, and state laws.
No Smoking indoors (including the garage) or allowing outside smoke to enter the home
Pool is 4.5’ deep at the deep end, absolutely NO DIVING
No fireworks allowed on the property.
POOL:
There is an option to heat the pool. Heating is controlled remotely by the host. There is an extra charge of $125 x number of nights of your stay to heat the pool. Pool is heated to 87F.
Pool heating is continuous for your entire stay. Please let us know at least 2 days in advance before your arrival if you wish to take advantage of this.
Pool lights are available with heating package only.
Our pool is cleaned once a week, always on the same day. Being that this is an outdoor pool, and depending on your day of arrival, you may encounter some debris in the pool, particularly if it has been windy. We provide a pole mounted net and brush for your use.
MAIL:
You are not allowed to receive mail at our property unless you have requested and have received written permission to do so from us. The purpose of this rule is to prevent fraud.
REFUNDS:
No refunds for weather/natural disasters/power outages/other things that are beyond our control. Please consider purchasing travel insurance that may cover some of these losses.
Rental Agreement and ID: After booking, you will be prompted to sign a rental agreement, outlining the guidelines and house rules and provide identification, within 24 hours. We use approved API-connected software, allowing guests to easily sign the agreement.

A lot of work has gone into becoming certified and we are grateful for the opportunity. We require that our guests respect our neighborhood during their stay. This house was the perfect base for our family and friends while we celebrated our daughter’s wedding reception in Vegas! The house was beautiful, had ample space, and had the best stocked kitchen of any rental we’ve had with quality items! We appreciated all the lovely details that showed how the owners took great care in making this a welcoming home. It was easy to communicate with the owners, especially in fulfilling our request to heat the pool, which was amazing and bigger than we had expected. The house is also located in a wonderful and safe neighborhood and had plenty of parking spaces. I can’t say enough about how fantastic this house was, and we highly recommend it!

This house has such fun personality in the decor and worked great for our group of 7, ranging in age from preschooler to grandparents. There were plenty of rooms and spaces to spread out, kitchen stocked well for cooking/eating in if you want, and tons of activities to do together right at the house. Our preschooler and middle schooler absolutely loved the game room and pool, though note that the pool is pretty small so wouldn't be great for a bigger group of kids. The hosts were super responsive, and the location is great - walkable (with nice sidewalks!) to coffee and groceries and a playground, couple of minutes drive to a range of takeout, and pretty close to the highway for access to The Strip or other nearby things (we loved Red Rocks Canyon), only 15 min from airport. Traffic sometimes made our drive to the Strip more like 30 min but we also found plenty of closer-by gems, including Ethel B. Chocolates/cactus garden and the Sloan Canyon hiking trails, only 10 min. Would recommend this house if you're looking to combine relaxation with your Las Vegas activities.

We had a wonderful stay at this home. It was close enough to the Las Vega Strip that we were able to spend time there daily but also have a relaxing, quiet place to spend downtime at. The home was beautifully decorated and very well stocked. It left us wanting for nothing. Thank you for letting us rent your home.

Very clean and the house was well stocked with everything we needed! Also the location was great— close access to a grocery store and interstate. We had an issue with one of the smoke alarms upon check in and Hanna and Ken were very responsive. Thanks for a great stay!
