Very bad experiences and then they tried to rip me off based on my opinion.

Not much

The apartment is located directly on the main road, which isn't a problem in itself, but the insulation is so poor that you feel like you're standing right on the main road. There's no coffee machine and no high-speed internet. I left the apartment after day one, and the owners weren't willing to refund a single cent for the 11 days I'd already paid for.

The building/location looks good in photos and the idea of staying at Seven Palm is attractive - unfortunately the actual apartment and service did not match expectations.

1/10. Essential amenities were unreliable and the host’s support was poor. The AC/temperature control did not work properly (the room was uncomfortably cold and the settings didn’t respond as expected). Hot water was inconsistent/cold, and Wi-Fi was weak and kept disconnecting, which made it impossible to work properly. Communication was frustrating: responses were slow, I was repeatedly told “tomorrow,” and my messages were often ignored. Technicians were mentioned/visited, but the problems kept coming back. Overall, it felt like the guest is left to deal with basic issues alone.

Unlivable conditions with broken essentials and an unresponsive host — worst stay I’ve had.

Honestly, nothing. The location/building looks good in photos, but the actual stay was ruined by basic issues (AC, hot water, Wi-Fi) and the host’s behavior.

1/10 – Avoid. From day 1, essential amenities did not work properly: the apartment was freezing cold because the AC/temperature control was malfunctioning, hot water was unreliable/cold, and the Wi-Fi was extremely weak and kept disconnecting (not suitable for work). On top of that, I found dirty bedding/linen and had to request changes. The host was slow to respond, kept saying “tomorrow,” and often ignored messages. Technicians came, but the problems continued. I asked to be moved to another unit with working AC and stable Wi-Fi and was not helped. This was an expensive 10-night stay and the service was disrespectful and unprofessional.

The owner who was very rude to me because I was still in the room even though it was agreed with the maintenance company to have a late checkout. If I wouldn’t have seen this guy, I would have recommended 100%. Don’t treat people bad because this will not help your business.

Worst stay ever !

The A/C unit was not working , it was like we are in a heater ! We couldn’t sleep all night ! , I was contacting the owner from 9:00 pm till morning and no one fixed my issue! They told me it will be checked after my check out !!! And advised me to set the ac in a low temperature! ( it was already on 18 and the room temperature was 24 all night till morning with no airflow

No Air Conditioning bill had being paid so had 2 days without any Aircon. Not good in Dubai in April that’s for sure. Drainage terrible from the shower, mind you the cleaners left me a squidgy mop for cleaning all the floors after a quick shower. Nightmare. Just unblock the shower for people coming. The money you are charging. Disgrace. Also not a drop of soap, shower gel nothing. And one towel. So how we drying the floors off the going everywhere is beyond me. I won’t be using this company in the future to stay at the Seven the Palm that’s for sure. And refused any sort of refund after 7 Nights!

Fantastic apartment. The Hotel is new and modern! Apartment was very clean. Perfect location close to all facilities. Amaizing swimming pool on the hotel roof with beautiful view, sunbeds, music, food and drinks! The staff was very friendly. Would recommend 100%.

Awful, in fact a scam

The room was supposed to be ready at 3 pm but was not ready even at 4 pm , it was dirty and messy, with towels on the floor and bed like after a porn session, stinky and stuffed air, I came after night flight and felt pretty tired, manager just said “I have to wait”, after I said that I would like my money back cause I cannot wait indefinite time, am tired, and after I saw the room which looked like a brothel I don’t want to stay there, as they breached terms of the agreement - they agreed but afterwards ignored my request, so it was a lie just to keep me from complaining to Booking, I never received any compensation in the end, and Booking was also not cooperative - I couldn’t even submit a proper complaint as the options for this are limited. I received some emails from booking asking to provide prove to which I sent photo and video files - but the email didn’t go through as Booking sent me email from a “no response” address - why to ask for documents if you don’t provide a way to submit these? Booking app doesn’t provide an option of sending any files. Anyway, this experience makes me feel like I was scammed. I paid for three nights and didn’t stay in property for a minute. They probably leased it to someone else twice after they did their “cleaning”. Awful experience, terrible customer service and client protection from Booking - actually none!

I did not stay here as couldn’t get in

Upto the point of check in the communication was great however when I got to the property late at night with my young daughter the concierge said I needed an apartment number. This was never sent by the company. He tried to call the company for me several times but no answer which meant having to find alternative accommodation at night time with a young child. I have informed them of the situation but no refund has been given and the room was paid in full. I have never written a bad review in my life but this was an awful situation.

I was very disappointed.

Downside: - We were not informed that the airconditioning had an issue prior to arriving. It is stuck at 24 Degrees Celsius through out my stay. It was hot. - There were a few flies inside the room. - The room had a cigarette type of smell. We had to bear the smell through out the stay. I informed the staff and we were provided with some perfume for the room but it didnt help at all. - Our check-in time was 3PM. I informed that i might arrive at 2PM. When we arrived at around 3:20PM ish , the room was not ready yet so we had to wait until they finished preparing the room. We settled in at around 3:42PM. - The fridge has an ice tray which was not clean. Upside: - The bed was nicely done. - The room was neat and clean. - Total of 4 towels were provided. - Toilet was clean.

The system of getting keys. It took us 45 mins to retrive keys and we had to park off in a busy place. The host not finding out enough information to make things efficient on our arrival...eg are we residents or tourist? Are we travelling by personal vehicle or not.

Palm is amazing and Dubai is gorgeous as usual.

I have been regular visitor of Dubai and I can’t get enough of it however in this occasion, I had very awful experience with Seven Palm residents apartment. Air conditioning didn’t work, I reported to the contact I was provided and also facilities manager, they asked me to pay to fix to air conditioning and they keep telling the room I occupied was managed by 3rd party. Imagine sleeping baking hot without air conditioning. Avoid seven palms apartments.

Ужасное размещение , долго отвечал собственник апартаментов , код прислали прям в секунду заселения , залог в размере 150 дирхам , так и не вернули обратно !!!! Вода выходила из душа на кухню , все засорено , запах в апартаментах !!! Отношение арендодателя ужасное !

Nem volt sosem jó a wifi, rosszat küldtek el, rossz instrukciókat adtak, hogy meg tudjuk javítani. Ez munkaeszköz nekünk, és nem tudtunk dolgozni ezért, sok munkától elestünk. Nem volt meleg víz. Az ágyon lecsúszott mindig a matrac, és a lepedők sem megfelelő méretűek voltak, ezért folyton lecsúszott. Koszosak volt a föld, tiszta haj volt minden. Nem tudtuk ott hagyni a bőröndjeinket sem, csak a másik épületbe 5000 ft/táska. Volt nekünk 8 táskánk. Mivel a bookingon foglaltuk, nem gondoltuk volna, hogy airbnb-s lesz az egész , se szobaszervíz, sem recepció, sem friss törülközők. A szappantartók leesve vártak ránk, üresen.
