Villa Breeze in Cape Coral is a modern and spacious new-build villa in sunny southwest Florida, offering approximately 2476 square feet of living space for up to eight people. It is located in a quiet, well-maintained residential area on the west side of the town, directly on the water. The villa's south-facing exposure ensures sunshine throughout the day – especially in the outdoor area, which, with its expansive pool deck and covered terrace, forms the heart of the house. Shopping, restaurants, and leisure activities are within easy reach, making the villa perfect for a relaxing yet fun-filled vacation.
Upon entering the house, the bright, open architecture immediately catches the eye, highlighted by large windows and elegant, modern furnishings. The central living area offers a comfortable seating area with a TV and a dining area that flows seamlessly into the spacious kitchen. It is fully equipped and leaves nothing to be desired – it features a large island, an oven, a ceramic stove top, a dishwasher, a microwave, a large refrigerator, and smaller appliances such as a toaster, blender, and kettle. Cook your own meals and enjoy them together in a relaxed atmosphere.
The villa's four bedrooms are stylishly furnished and offer the utmost in comfort. Two master suites feature a king-size bed and a TV, while the third bedroom has a queen-size bed and the fourth has two twin beds. The master bathroom and guest bathroom offer a modern shower and a bathtub, while another bathroom offers direct access to the terrace and pool – especially convenient after a swim. A separate office with a desk overlooking the pool area provides additional comfort and is ideal for working in a peaceful setting or simply relaxing.
The outdoor area is the highlight of Villa Breeze. A spacious, covered terrace with a comfortable seating area, TV, and barbecue invites you to relax. The electrically heated saltwater pool offers pleasant temperatures year-round and is characterized by its particularly skin-friendly water. Comfortable sun loungers are available for relaxing, while beach towels, chairs, and a cooler are available for trips to the nearby beaches.

A boat rental is recommended! No boat license is required in Florida. Explore Sanibel and Captiva, among other places, and discover dolphins. Unfortunately, boats cannot be delivered to the villa at this time because there is no boat dock, but we are happy to offer you a replacement dock if you still wish to rent a boat.
Out of consideration for guests with allergies, pets are not allowed. Smoking is also only permitted outside.

I booked this for a week for a group of 5. Plenty of space to spread out and come together. Nice pool. Extremely well stocked kitchen. We enjoyed cooking and loved that we could park in the garage. I'm allergic to everything (mold, animals, dust, dander) and only had issue with the couch which is almost always inevitable when it's not leather; we threw a sheet on it and I was fine which I mention for fellow allergy sufferers and to help emphasize this is a testament to how clean the place is. Anja was incredibly fast to respond and super helpful. We came across a couple dead batteries and she was there the next morning to replace. I recommend checking out the Wicked Dolphin Rum Distillery. It's pretty close and a fun/educational visit. My only complaint would be the master bed -- it's a thin memory foam topper on a very hard mattress so by night three my back and hip were over it and had to add extra padding. I would absolutely book again though!!
