The hosts had provided some kitchen products such as tea bags and washing up liquid. The location was good for accessing Stoke City Centre, and next to a McDonalds which pleased my teenager.
The house was not clean - whilst the beds seemed ok, the floors were not clean, the skirting boards and floors were dirty, all the blinds or curtains in the property were broken in some way and the bathroom was not very nice or clean (the photo taken is extremely flattering). The front and back doors stuck, so it was difficult to access the property reliably and whilst the hosts were responsive to the Wifi issues, they did not respond to any further concerns. The road is super busy, so would not be great with small children. The back garden was not in a good state, with lots of rubbish piled up outside. It could be much nicer, but feels very run down and needs some attention. The booking check-in felt quite intimidating also, lots of terms and conditions - which for a house in this condition feels very unneccessary. Felt pressured into purchasing a fee waiver for damages, which is ironic when the house is in such poor condition.

Nice bedrooms, lovely decorated, nice and clean, furniture was nice and comfortable and location was close to motorways and town. Kitchen was lovely and hosts very friendly
WiFi wasn’t working and unfortunately the provider didn’t help the hosts fix it in time. The kitchen could do with a few more supplies like bin bags for instance we had to buy bags, dishwasher tablets etc.
it would have been nice to have more bins in the property and extra chairs as we had 5 guests and only 4 dining chairs when you can fit 6 people and maybe extra armchair.
It’s worth noting the road is so noisy but once we got past the first night it didn’t keep us awake as much. It’s a busy dual carriage to reverse out on but it didn’t spoil our holiday.

This review is written with full awareness of my consumer rights under the Consumer Rights Act 2015 and the Consumer Protection from Unfair Trading Regulations 2008. I do not take leaving public complaints lightly. I am a Booking.com Genius-level guest, with a history of excellent, issue-free stays across international destinations including Paris and Dubai. I have never had to write a negative review — until now. I stayed at this property for four nights, paying £392.88 with an additional £100 security deposit which I am still waiting to receive back What I walked into was not what was advertised — it was an outright misrepresentation. Here are the facts: - Upon entry, the toilet did not flush — a basic sanitation requirement. - The ceiling had visible staining, suggesting prior water damage or mould risk. - The oven was filthy with burnt food residue, and rusted trays unfit for use. - Food from previous occupants was left behind — including crisp packets in cupboards, ice cream in the freezer, and a fridge that smelled rotten. - There were residues and grime throughout kitchen surfaces. - I opened the sofa to clean and found little to no usable cleaning products — despite their claim that they uphold high hygiene standards. - The property was visibly dusty, particularly in the kitchen and general surfaces. - No cleaner arrived to address these issues during our stay, despite their claims that the place is “cleaned straight away” after check-out. I remained in the property until 2:40 PM — nobody came. Despite raising these concerns on Day 1. was met with deflection and later outright denial By Day 2, I had requested a refund through Booking.com. I also raised the fact that my partner has asthma — both medically vulnerable conditions, making the uncleanliness a direct health hazard. The hosts responded with dismissiveness, contradictions, and even attempted to threaten me with legal action if I left an honest review. Booking.com themselves have acknowledged this.

We had an amazing stay! The home was incredibly spacious, fully equipped with everything we needed, and very child-friendly, perfect for our family. The kitchen had all the essentials, and there was plenty of room for everyone to relax comfortably. Oh, and the beds were so comfortable, we’d honestly come back just for the beds, lol! The whole experience was smooth and enjoyable. Would definitely recommend to families or groups looking for a cozy and well-prepared place to stay!
