Villa with private pool, soccer end volley field, children games near Todi

The property, a prestigious manor immersed in the greenery of the Umbria, lies just outside the village of Fratta Todini, a small village 10 km from the town of Todi and 35km southern of Perugia. The villa lies in a quiet location with panoramic views on the surrounding hills. The whole property is for private/exclusive use of the tenant (not shared with other holidaymakers or owner). It is encirled by a large and weel-kept garden and many trees (excellent for having natural shade areas). It features an outdoor pool (around 21 x 8m depth: 1,00m-2,20m), a soccer field, lawn with volleyball net and aping pong table. There is an outdoor eating area with view on the pool, bbq and a wood oven.

There are in total 6 bedrooms for a maximum of 14 bed places. On the left of the villa there is a large gazebo with panoramic views on the swimming pool and on the surrounding hills, it is equppied with tables and chairs to eat outdoor. To cook there are at disposition also a barbecue and a wood oven. It is also possible to eat all together in the dining room next to the kitchen.
Supermarkt, butcher, bakery, pharmacy are all available at 800 meters from the villa. If you like to buy food from local farmers we suggest Fattoria Luchetti for meat and farmer Alessandro Ricci (near Papiano) for fruits and vegetables. Suggested nearby restaurants: La Fonte (at 4km), Ristorante la Mulinella (15km). For a suggestive location immersed in the Umbrian countryside we recommend L’Altro Relais. There are public tennis facilities in Casalina (clay courts), Collazzone (synthetic), Marsciano and Todi.
The villa is located in an ideal position for visiting Umbria. The characteristic villages of Spello, Spoleto, Montefalco, Amelia, Narni and Orvieto can all be reached with pleasant day/half day trips. We suggest also the Marmore waterfalls, the highest waterfalls in Europe.

Ground floor:
Large entrance with on the right a separate kitchen with table, chairs, fire place, tv corner. The kitchen is equipped with large oven, fridge, washing machine, microwave, nespresso and toaster. On the left of the entrance a dining room with table and chairs for 14. On the same floor there is a bathroom with toilet and shower.
Firs Floor:
2 bedrooms (for both you can choose for double bed or 2 single beds…as you prefer), a room with a fireplace and small table ideal for tea time, a living room with fireplace and sofa for 5, a bathroom with shower and toilet.
Second floor:
Bedroom with double bed + 2 single bed with and en-suite bathroom with shower/toilet. Suite with small living room with sofa, double bedroom and a bathroom with shower/toilet. Bedroom with 2 single beds (or double bed), double bedroom and a bathroom with shower.
