 This modern 4-bedroom house that has everything you need for your Kansas City trip. The home is close enough to all of the fun Kansas City has to offer (20 min drive) while being located in a quiet, serene city with a great suburban feel.

Our home offers everything you need to have an incredible vacation, from a game room, an outdoor patio and fire pit, two decks to lounge on, and a great projector to watch any movie you’d like. The kitchen comes stocked with anything you need to cook up a big meal.

**Kitchen**

- Kitchen sink is motion activated
- Fully equipped kitchen with pots, pans, baking sheets, anything you would need to cook a thanksgiving meal
- Cocktail, martini and wine glasses to make any type of cocktail or beverage you’d like

**Game & Media Room**

- Game room foosball table (air hockey table is damaged)
- Projector in media room

**Bedrooms**

- 4 total bedrooms with tons of sleeping space
- 1 large bedroom with a king bed and a huge walk-in closet
- 1 bedroom with a queen bed, TV, and ensuite bathroom
- 1 bedroom with a queen bed
- 1 bedroom with 2 twin bunk beds

**Bathrooms**

- Every floor has at least one full bath, with 2.5 baths on the first floor and 1 bath on the second

- One patio space downstairs

**House Rules**

- NO SHOES INSIDE PLEASE

- Due to allergies, no cats allowed.
- No loud music or loud noises outside
- Quiet time from 9PM to 9AM
- Park either in the circle drive or driveway in front of the garage doors
- No smoking in the house (smoking of cigarettes are allowed outside the house. Vaping is allowed if it's odorless-if it smells like weed or cigs, don't smoke it in the house)
- In winter time, please park in the front circle drive. Your car will not make it down the driveway. The cul-de-sac is also open if you need to park on the street.
- Limit 2 dogs per property, $50 per pet. Any additional request must be approved by host
- Pick up after dog (there are doggy bags downstairs)
-Late Check Out Fees are as follows: $50 for the first hour, $100 for two hours, and $500 for any extended time.
-These fees ensure fair compensation for our cleaners or any subsequent guests affected by delays. If you need a late checkout, please inquire in advance. Depending on upcoming bookings, we might accommodate you, though a fee might still apply.
-Extra Guests: If more guests than permitted are found at the property, we reserve the right to deny entry based on policies. Extra guests will be treated as trespassers. An additional fee of $50/night per extra guest may apply, or we might request that you vacate the property.
