Location excellent for us - we wanted to visit several towns/villages on the Suffolk Coast. House is large, spacious and well designed. Very comfortable beds, nice patio area.

No 'Welcome Pack' found - no instructions for heating (and no batteries in the controllers) or dishwasher operation, where to find cushions for patio furniture, where to put garbage, etc. Occasional sewage smell (some diffusers might help until problem fixed). BBQ not cleaned since last use. Downstairs bathroom HW control not working. Given that house advertised for 12 people, the standard domestic oven makes catering troublesome and the dining table should be big enough for 12. Nice-to-haves: double oven/hob, better water pressure in upstairs shower, shelves in showers, oven gloves.

Beautiful and sociable property. Lovely decking area. Bedrooms and bathrooms were clean. Fresh laundered bedlinen and towels. Felt very special. Lovely quiet location. Perfect for a girls weekend away. Bbq, comfy sofas tv, kitchen was spacious.

Would have liked a bin in bedrooms and bathrooms. Smell from upstairs toilet. We didn't use it. Would have liked instructions for rubbish. (We left black bags tied up in utility room on departure). Bbq grill wasn't clean.
