Set across the road from the sandy shores of McCrae beach, this delightful beach house home offers breathtaking the perfect spot for your Mornington Peninsula getaway. With an expansive back yard showcasing a brand new luxury pool, fire pit, and sauna, this home defines luxury coastal living.

To help you settle in and enjoy a cosy stay, we provide a complimentary starter supply of firewood in line with standard short-term rental practice.

Your starter bundle is 1 crate (around 10–20 logs), provided to support your firewood needs during your stay and create a warm, comfortable atmosphere.

This is designed to give you a complimentary starter supply for fireplace/fire pit use, while ensuring fair and consistent use of supplies for all guests.

If you need additional firewood, it can be purchased locally at Coles Express Rosebud, Bunnings Rosebud, 7-Eleven Rosebud, or 7-Eleven Dromana.

For the safety and security of our guests and property, please note that CCTV cameras are installed and actively monitored at the front door/entrance and parking areas. These are in place to ensure security, enforce house rules, and confirm that only approved guests are on the property. There are no cameras inside the home or in private areas, ensuring your privacy during your stay.



Additionally, noise monitoring alarms are installed to detect excessive noise levels. These do not record conversations but help ensure compliance with local regulations and maintain a peaceful environment for all guests and neighbours. We kindly ask that all guests respect noise limits to avoid any disturbances.



Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.

House Rules (Important, please read)



To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:



1. All guests are required to sign the Peachy Properties booking agreement prior to arrival.

2. For non-Airbnb bookings, a security deposit via credit card pre-authorisation is required. This will be released 7 days after checkout, pending property inspection.

3. Only the number of guests specified in your booking may be on the property at any time, with a strict maximum of 16 guests unless prior approval has been granted.

4. No parties, events, or unapproved gatherings are permitted at any time.

5. Loud music or any behaviour that may disturb neighbours is strictly prohibited at all times. Please note the property is fitted with noise monitoring alarms.

6. In accordance with local regulations, all outdoor areas must not be used after 10:00 PM.

7. Strictly no “schoolies”, bucks, or hens bookings are permitted under any circumstances.

8. Bookings are only accepted from groups aged 28 years and over.

9. Smoking and vaping are strictly prohibited both inside and outside the property.

10. Parking is permitted only in designated areas on the property. Street and nature strip parking are not permitted. The property provides parking for up to four vehicles.



Failing to adhere to these properties can result in guests getting evicted.

We had a fantastic stay! The house was spacious and well-equipped, the kids enjoyed the pool and we all appreciated the quick walk to the beach and shops - amazing location. Communication with the host was one of the best we’ve ever experienced. Highly recommend!

Whilst the bathrooms and bedrooms were clean, the rest of the house was at times a bit grubby eg shelves in kitchen not wiped, stained carpets, broken pots in garden, discarded water bottles in sauna and pool area, cushioned seats by the pool unusable as were dirty & wet. For a house that sleeps 10 people, the dining table only sat 8. Kitchenware was limited, eg no large platters, serving dishes,minimal saucepans, dinner plates cracked.The property manager team sent multiple reminders leading up to the stay about what we could NOT do- which we knew from the outset, so the constant reminders didn’t give a positive welcome.
