Step into the main upper level, where bright and airy spaces await. The open-plan living area seamlessly connects with the kitchen and dining space. French doors lead you to the balcony, inviting in the gentle tropical breezes and stunning ocean views. The fully equipped kitchen boasts contemporary appliances, perfect for whipping up delicious meals or entertaining guests. The villa has air conditioning, WiFi, cable TV, a washer/dryer, and an 8ft kayak for exploring the barrier reef.

• Master Bedroom: This retreat boasts a king-size bed, a private en-suite bathroom with hand-painted his and her sinks, and a large walk-in shower. Enjoy ample closet space and personal safes for your valuables. Step out directly to the beach level from this tranquil room.
• Guest Bedroom: This room, which also features a king-size bed and en-suite bathroom, is equally serene. It has his-and-her sinks and a walk-in shower. Like the master bedroom, it offers private beach access.
• Great Living Room: The upstairs main living area also has a pull-out couch to accommodate 2 more guests.

• Activities and Excursions: Clinton with Ali Mermaid Adventures, will pick you up at the South dock for the excursion of your choice. Enjoy snorkeling, swimming with sharks, fishing or cave tubing! You can’t go wrong. He will even cook up your fresh catch and it is delish. Explore vibrant coral reefs and encounter friendly marine life, including loggerhead turtles and stingrays. Ambergris Caye is the home of famed dive sites, including Hol Chan Marine Reserve and the 124m deep Great Blue Hole.

We loved our stay at Caye Villas and would consider repeating! The house is comfortable-could use some updating and repairs but wouldn’t stop us from staying again. The pool area was kept very nice and we made good use of it. The water was very cold the first few days because of weather but felt better later in our stayBeach was not good at all. Most of it had been washed away but repairs had been started a couple of days before we left.I can’t say enough about the staff-particularly Damien. He was always available for help, suggestions and anything we needed. All of the staff was very good. The area the house is located in is a ways out of town. It’s about a 30 minute drive to town and the last part of the journey is a pretty rough road. We liked the quiet and tried to get what we needed in the fewest trips. Also a couple of restaurants near by. We stayed for a month and really enjoyed our visit
