The Space:
The home’s interior is an inviting space where you can relax in the living room furnished with luxurious seating and smart tv, or have a ball in the game room with air hockey, foosball, and assorted board games.

A large and spacious kitchen is fully equipped to prepare quick snacks and convenient meals at home. The large kitchen bar doubles as cooking space and casual dining space with 3 barstools. A formal dining table is arranged to seat 8.

Multiple doors at the back of the home provide access to the property’s waterfront space. Nearest the house, enjoy the inground pool with clear river views. Soak up some sun on the poolside lounge chairs between dips in the water. The covered patio at the back of the home also includes a grill, outdoor dining space, and overhead fan. Stairs lead from the upper patio to the boat house and deck. A covered bar, ring of Adirondack chairs, and line of lounge chairs with umbrellas invite you to kick back and enjoy the views and activities on the water. The deck also has space for play with an outdoor cornhole set and of course unimpeded access to the water.

With 6 bedrooms between the guest house and main house, this spacious home comfortably sleeps up to 12 guests.

Bedroom #1 has a king size bed, smart tv, small seating area, and direct access outside to the pool.

Bedroom #2 is furnished with a queen size bed and smart tv.

Bedroom #3 has a queen size bed, smart tv, seating area, and ensuite bathroom with shower/tub combo.

Bedroom #4 has a queen size bed and smart tv.

Bedroom #5 has a queen size bed, smart tv, and direct outdoor access.

Bedroom #6 is located in the guest house which has a studio layout. The bedroom is furnished with a king size bed and the bathroom has a walk-in shower. The guest house also has a kitchenette including mini fridge, toaster oven, coffee maker, and microwave. An indoor dining table seats 4, and the guest house also has its own outdoor dining table with seating for 5.

THINGS TO NOTE:
-No Pets Allowed, No Exceptions
-Bedrooms 3/4/5 do have doors separating each bedroom, however, to access each of these bedrooms as well as the game room are connecting, and guests do have to walk through each bedroom to get to the next bedroom & game room.
- Pool is Not heated.
-The home has 2 additional shared bathrooms with walk-in showers.
-Parking space is provided in the driveway.
-Washer and dryer in unit.
-The boat dock is available for guest use and hold either a pontoon or a V drive boat. There are also 2 jet ski lifts available for guest use. Public boat launch at Kingsland Community Park.
-Construction on the neighboring property, as well as in the neighborhood is currently underway and may cause noise during the daytime hours and this is beyond our control.

This premier location gives you access to all things Kingsland. With the home being directly on the Colorado River, guests can enjoy water sports and activities right from the property. The large waterways of the Colorado River provide access to waterfront restaurants, plus you have direct access to the waters of Lake LBJ. Other notable locations nearby include Perissos Vineyards which is 15 minutes away with breathtaking views and personal wine tastings, and Legends Golf Course, also 15 minutes away. If you want to venture further, the thriving city of Austin is about 75 minutes away making for an easy day trip to explore a unique urban culture.

Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee.

Other Things to Note:
This home will be stocked with a starter set of consumables such as soaps and paper products. Guests are advised to either bring or purchase additional after arrival.
