A quiet family getaway. This four bedroom, four season, family owned Lake House offers panoramic views of the lake, large sun room, detached games room/bar and much more.
The very quiet and private waterfront property is located on a point of land with a dock, lakeside sauna, hot tub and beach. In the heart of cottage country just 10km from Parry Sound, enjoy the tranquility of a clean and quiet getaway with all the amenities to make a memorable family vacation.
-Very well set up for two families with a master bedroom both upstairs and down.
The space:

Bedrooms:
-Main floor primary bedroom includes a queen size bed, click down sofa bed, crib and ensuite. (Lake view)
-Second main floor bedroom includes a double over double bunkbed and click down sofa bed. (Lake view)
-Upstairs you will find a smaller room with a double/single bunk (Lake view), and the upper master bedroom with one queen bed, a crib, lounge area and a stunning view of the lake.
Kitchen:
All the comforts needed are on hand.
-toaster, coffee maker (k-cups or filter), fridge, range and oven, dishwasher, microwave, pots, pans, flatware, utensils, mugs and glasses.
-Has Breakfast nook and open concept to the living room.

Living Room:
-This space offers a comfy seating area with chairs and a couch facing the lake.
-Satellite TV.
-Glass door wood stove if needed in shoulder seasons.
-Board games and kids toys in the hutch.

Sunroom:
The attached sun room has a 180 degree lake view and screened windows that can be opened or closed as needed. Being the full width of the house, you will find plenty of room in the lounging area for that early morning coffee or evening night cap; on the other side you will find an 8' harvest dining table for family dining overlooking the lake.
Games Room:
- 100 yards from the main cottage there is a fully detached games room/bar on the property for the enjoyment of the kids and the kids at heart; including dry bar, pool table, air hockey, darts, video gaming station and ping-pong table. (please do not leave children unattended in this room)-Lake view
Outside:
-BBQ: There is a Webber BBQ for guests to use. Propane is provided.
-Beach: There is a sandy beach area, with a gentle slope that gradually gets deeper the further you go out. (full sun here all day)
-Dock: The water depth at the end of the dock is typically 7 feet but can vary from year to year. (full sun here all day)
-There is a two person adult kayak, two kids kayaks, a canoe, and paddle boards for guest use as well.
-Route 66 is a road used only by the few other cottages so provides an amazing opportunity for runners and joggers. Also lots of local walking/biking trails.
-There is a four person hot tub with elevated lake view.
-Sauna: Lakeside electric sauna with change room for you enjoyment.
-Fire Pit Area:

THAT SAID,
A chair, without much help, could roll into:
- Entire bottom floor of cottage including both bathrooms, kitchen, breakfast nook, living room, sun room/dining area, sun room lounge area, and two bedrooms.
- Games room with natural slope.
- Beach area.
- Parking area.
-entrance/exit into cottage on driveway side.
-entrance/exit on lake side.

***Things to know: Please read before booking**.
-This is not a party place, the property is ideal for a family or two families to share.
-Absolutely no smoking or vaping of any kind is permitted in the house, porches, games room or sauna.
-No Events
-It's a small lake and we like our neighbours, so no excessive noise please.
-Both roads into the cottage have a strict speed limit of 20km/hour.
-There is a small cleaning fee but we do ask that guests leave the property in tidy condition at checkout, Cleaning supplies are provided if needed. We ensure that the "Enhanced Cleaning Process" is completed between guest bookings.
-Bedding is provided in sealed bags, beds will have to be made by guests at check in. This lets you know that all is clean.
-Bath and beach towels are not provided.
-Kitchen towels etc are provided.
-If at all possible, so that we don't attract animals, garbage and recycling should be dropped at the nearby dump for disposal at checkout. Thx.
-The cottage does not have central air conditioning, but there are portable units in the upper bedroom area and in the games room. The house gets a steady breeze off the lake and is protected by trees, so it stays on the cool side anyway.
-All rooms in the house and games room have a lake view.
-For those not used to small lakes, please note that the some areas have a mucky bottom. An exception would be the beach area which has a sandy bottom. *There are weeds in the lake for those not used to smaller lakes. It is a weedy lake overall*
-Fireworks are not permitted.
-No firearms of any kind are permitted.
-We are sorry but no pets are permitted without first being approved.
-There is a train across the Lake. The kids love it but it can be heard in the night so if you are a light sleeper, you may want to bring earplugs.
-There is Wifi but just FYI, true "unlimited" isn't available via the sat network, so speeds and bandwidth can vary widely from ok to not great.
