Welcome! We want every guest to enjoy a safe, comfortable, and relaxing stay. To protect our property, neighbors, and future guests, please review and follow these house rules.
MINIMUM BOOKING AGE: 25
The primary guest making the reservation must be at least 25 years old, remain on the property during the reservation, and be responsible for all registered guests. Government-issued identification may be requested at check-in to verify age.
1. No Parties or Events
Parties, large gatherings, and unauthorized events are strictly prohibited.
Violation: $500 charge, plus documented damages, extraordinary cleaning expenses, or other applicable costs. Serious violations may result in termination of the reservation.
2. No Smoking or Vaping
Smoking, vaping, marijuana use, and similar activities are prohibited anywhere inside the property.
Violation: $350 charge for additional cleaning and odor remediation, subject to actual costs. Additional charges may apply for documented damage requiring professional treatment.
3. No Pets
Pets are not permitted without prior written authorization. This restriction does not apply to service animals or other assistance animals protected by applicable law.
Violation: $250 and guest responsibility for documented pet-related damage or extraordinary cleaning costs.
4. Registered Guests Only
Only guests included in the reservation are permitted to stay overnight. The maximum occupancy is 4 guests. All additional visitors must receive prior approval.
Violation: Unauthorized guests may result in cancellation of the reservation. Any approved changes to occupancy must be processed through Airbnb.
5. Children & Property Safety
The property is not childproofed and may not be suitable for toddlers or children under 12. Please review the property`s safety features before booking. Parents and guardians are responsible for supervising children.
6. Quiet Hours & Neighbor Respect
Please respect our neighbors and keep noise to a minimum, especially between 10:00 PM and 8:00 AM.
Excessive noise, disturbances, or repeated complaints may result in termination of the reservation. Guests are responsible for documented damages and any legally recoverable costs resulting from violations.
7. Check-In & Check-Out
- Check-in: 3:00 PM
- Check-out: 10:00 AM
Early check-in or late checkout must be approved in advance. Unauthorized late checkout may result in charges for documented additional costs, where permitted by Airbnb.
8. Furniture & Property Care
Please treat all furniture, appliances, linens, and household items with care.
- Do not move or rearrange furniture without permission.
- Report accidental damage immediately.
- Guests are responsible for damage beyond normal wear and tear, including replacement or professional repair costs.
Violation: Documented repair, replacement, or restoration costs may be claimed through Airbnb.
9. Food & Beverages
Please enjoy food and beverages in the kitchen and dining areas rather than the bedrooms.
Guests are responsible for documented damage, stains, or extraordinary cleaning required as a result of spills.
10. Kitchen & Cleaning
Before checking out, please:
- Place used dishes in the dishwasher.
- Dispose of trash in designated outdoor containers.
- Remove leftover food and dispose of excessive waste.
We appreciate guests leaving the property in reasonably clean condition. Excessive messes or damage requiring specialized cleaning may result in an additional reimbursement request based on documented costs.
11. Illegal Substances & Activities
Illegal drug use, distribution, and other unlawful activities are strictly prohibited.
Violation: Immediate reporting to Airbnb and reservation termination. Law enforcement may be contacted when appropriate.
12. Violations & Financial Responsibility
Violations of these rules may result in cancellation of the reservation, loss of access to the property, or reimbursement requests where allowed by Airbnb policies and applicable law.
Guests are financially responsible for documented damage, missing property, excessive cleaning, and other eligible expenses caused during their reservation.
By booking this property, the primary guest acknowledges these house rules and accepts responsibility for ensuring that everyone in their group follows them.
