Not in Kathmandu city but on the hillside of Kathmandu.A great place close Shivpuri National Park.Great Breakfast & Dinner buffet too..Room with a view.Great staff.Great pool with a fitness cum steam & Sauna.Also having a spa with Ayurveda.There are not good restaurants nearby & roads are not safe for walk as many path holes.So better you stay in the hotel & have your meals in hotel & enjoy the time hotel.The Buddha Nilkanth temple is 1.4km away.You need a transportation if you plan to somewhere.Over all Thumbs up. I do recommend this place if you wish love peace & nature with a city view.

It was just ok stay as I got a room with no view of outdoors and just view was a mud wall covering whole windows, the receptionist said you didn’t book for a better room so only she can provide this room even after requesting for a better room if any available. Food is not even average : very limited and specially the brakefast option only for north Indians or specific Asian items . Daily same items on buffet. Idly. Dosa, sambar, pongal , and some veggies that’s it , only we found special way Boiled egg and omelet LOL. Restaurant staff were really polite and good service but the food was very limited option even it was fully packed with the guests. Location wise it might be good for others who might lucky to get a front side room which is only having a view. It is far from the town and this is situated just infront of a mountain The view will be good if you look the hotel from an Ariel view with a drone . 2 nights a 3 days we spend here like we stayed in a dormitory room. She allowed to do a late checkout which is the only happiness we got from the stay. Better options available in Kathmandu .

I stayed at Holiday Inn Resort Kathmandu Budhanilkantha with the expectation of a high standard of hospitality associated with the Holiday Inn brand. Unfortunately, the experience fell far short. I had specifically requested a quiet room on a higher floor, away from elevators, while booking through Agoda. Although the room was technically away from the elevator, it was far from quiet. In fact, it was located right above the main entrance, which meant constant noise from vehicles, scooters/bikes, conversations, and even barking dogs. This completely defeated the purpose of choosing a property that is advertised as peaceful and located away from the city. What was most disappointing was the complete lack of consideration for guest requests. When a guest specifically asks for a quiet room, there is usually a strong and genuine reason behind it. Ignoring that request, and in this case effectively doing the opposite, reflects very poorly on the hotel’s approach to hospitality. It gives the impression that guest preferences are not taken seriously at all. To make matters worse, a large family with multiple children was accommodated near our room despite my clear request for a quiet stay. The noise from shouting, running, and doors slamming late into the night and early morning made it extremely difficult to rest. The most serious issue, however, was the malfunctioning air conditioning. We checked in late at night around 11:30 PM to midnight, only to find that the AC was not working. We were unable to sleep the entire night. Even after reporting it the next morning and having it checked twice, the issue was not resolved. The AC would not cool below a certain point and would fluctuate, making the room stuffy and uncomfortable. Humidity was also poorly controlled, leaving us sweaty and exhausted. Opening the windows was not an option due to the constant external noise. As a result, both nights were extremely uncomfortable, and we were sleep-deprived throughout our stay. Additionally, the room had basic maintenance issues. The hand shower had a broken handle, making it unusable. The shower enclosure was also not properly sealed, causing water to leak into the toilet area, which was inconvenient and poorly designed for a hotel of this standard. We requested compensation in the form of a complimentary additional night due to the inconvenience, but this was dismissed without consideration. Honestly a sorry doesn’t mean anything if it is not in the form of a monetary compensation. Even a late checkout was initially resisted and only granted after repeated requests. It is disappointing that a hotel charging full nightly rates does not ensure basic functionality and comfort, especially when these directly impact a guest’s sleep and well-being. When a stay is limited to a short duration, every hour matters, and unresolved issues like these significantly reduce the value of the experience. On a positive note, the breakfast was excellent. The spread was diverse, the food quality was very good, and the restaurant staff were courteous, attentive and professional. The room size is very impressive and the views from the balcony are simply stunning, especially when it rains, it’s just the best visual treat. These were the only aspects of the stay that met expectations. The amenities are also appealing, but unfortunately, we were too exhausted to enjoy them. Additionally, the breakfast area itself felt chaotic due to lack of supervision. Children running around and shouting created an unsafe and uncomfortable environment, which further detracted from the experience. Overall, this property does not deliver the peaceful, high-quality stay it advertises. It felt more chaotic than many city hotels, which is the opposite of what one expects from a hillside resort. I would rate this stay 4 out of 10, and that is solely because of the breakfast quality, room size, beautiful views and the restaurant staff
