Despite the issues I experienced, there were several positive aspects worth mentioning. The staff member responsible for the property, Mr. Husam, was polite, helpful, cheerful, and always responsive whenever I needed assistance. His attitude made communication easy throughout my stay. The location is good, especially if you need to stay in New Cairo, and the property is suitable for a short stay. Regarding value for money, I would rate it as moderate. In my opinion, the current price is a little higher than what the accommodation presently offers. However, if the listing is updated to accurately describe the property and the cleanliness and maintenance issues are addressed, I believe the current price would be fair. If those improvements are made, I would definitely consider booking this place again at the same price I paid

The biggest issue with this property is that the listing does not accurately represent what you are actually booking. First, the address is incorrect. The listing states Villa 158, but the accommodation is actually located in Building 216 in the same neighborhood. While it is nearby, it is not the address advertised. It is also not a villa. It is simply a room inside a shared apartment in an apartment building. The photos are also misleading. The listing appears to combine photos from multiple properties owned by the host under a single listing. Some of the photos match the room I stayed in, while many others clearly belong to a different property. The listing also advertises: Private bathroom Hot tub Free on-site private parking None of these matched my experience. The bathroom is shared by guests from four different rooms, and the listing never mentions that this is shared accommodation. Since there is only one bathroom, it is frequently occupied, and without housekeeping during the stay, the cleanliness quickly deteriorates. There is no hot tub, and more importantly, there was no hot water during my stay, making even a normal hot shower impossible. The advertised free private parking does not exist. Guests simply park on the public street outside the building. There is no private parking area associated with the property. Overall cleanliness ranged from low to moderate. The bed sheets did not feel particularly clean, and both the bathroom and kitchen needed much better cleaning. The kitchen was also being used as a storage area for boxes, repair parts, cartons, and other unused items. Curtain rods and wooden bars were stored behind the apartment entrance, making the shared spaces feel cluttered rather than welcoming. If this property were honestly described as a room in a shared apartment with a shared bathroom and street parking, expectations would be much more realistic.
