I was just notified today that the construction on the building behind this property has re-started. We are required to notify you as soon as we know that an inconvenience might occur during stay.
The city ordinance on Construction hours is as follows:
Construction Hours
Section 9.30.070 sets seasonal construction windows: 5 a.m.-10 p.m. May 1-Oct 15 and 6 a.m.-10 p.m. Oct 16-Apr 30 in or within 500 feet of a residential zone. Work outside those hours requires a Temporary Use Permit for Construction Noise.
You will receive an email with the access code to the home and check-in instructions within 24 hours of your arrival date.
Interaction with guests
We greet the guests upon check in to go over the house and give the garage door remote and answer any questions. Then we will do a check-out upon guest departure to do a walk-thru and make sure the remote is returned. We are always available during your stay if you have questions or problems.
We do not rent to anyone under 25 years old. The contracted renter thru VRBO must be there in person at time of check-in.
Early check in fee $150/ Late check out fee $200 (prior authorization must be obtained). Host or leasing agent will meet you at the property to do check-in/check-out.
Other details to note
For short term rentals (less than 28 days), there is a $100/per day charge to heat the pool/jacuzzi. This fee will need to be paid in advance of trip. Please notify us after confirming reservation that you would like to add the heated pool/jacuzzi option.
There is no charge to use the pool/jacuzzi if not heating.
For long term rentals (over 28 days), renter is responsible for all utilities with owner giving a $50 credit towards the monthly bills. This is in addition to the rental rate. We take a $750 monthly utility deposit which goes towards the utilities and heating of the pool/spa. If there is a balance due, we would collect the remaining balance. If there is a balance remaining, we refund within 2 weeks of checkout. Utility deposit is collected upon booking.

We allow up to 2 small to medium sizes dogs (up to 40 lbs. No cats or other pets) on the premises with an additional $250 pet fee. If it is determined a pet (excluding licensed service dogs) has been in the premises without a pet authorization, a $500 unauthorized pet fee will be accessed.
ABSOLUTELY no glassware is allowed in the pool area.
ABSOLUTELY no fireworks allowed on the property. Please keep in mind this house is in a residential neighborhood and respect for the neighbors is always required. A violation fee of $1,000 will be charged if we find any evidence or reports of fireworks on the premises and you and your party will be immediately removed from the premises without refund.
ABSOLUTELY no jumping into the pool from the balcony viewing area or the roof. Children must be watched at all times outside and not left unattended. Do not hang over the railing in the upstairs viewing deck and watch your children at all time on the ladder and viewing deck.
Trash day is on Monday. If your stay falls on a Sunday night, please place trash bins out Sunday night so that the trash can be picked up Monday.

This house was perfect for 15 adults for the weekend. It had everything we needed.

The instructions and communication prior to arrival were complete and clear. Property was very clean, warm and welcoming. Beds were comfortable, kitchen well stocked, and the pool was amazing. Property manager was great at checking in, and readily available.

Pros: The place was overall beautiful and in a great location. Manager was readily available, which was great and professional. Pretty clean; various nice amenities. Cons: there was a lot of dated things that need replacement. We had 12 adults. Many of the guests during our stay reported that the beds were lumpy or sunken in. The couch beds were thin, not padded with loud and clearly old springs. One guest was reported the couch bed was so uncomfortable, they opted to sleep on the couch instead. The pool chair pads were also flat and clearly overused; some were ripped. Shed was full of old half blown up pool floaters but no pump to inflate them, some were full of old water. Definitely not safe to inflate by mouth. Plenty of towels but no additional bedding/pillows/comforters/sheets for couch beds. There was a lack of prep/inspection before our arrival: ice maker without ice, pool was dirty, lack of cleaning sprays (other than a mostly empty can of Lysol) and otherwise products we could wipe down counters and clean/tidy up. Would not really agree that it sleeps 21 people. We had 12 adults and that was hard to arrange beds. The rooms are more suited for families with children. While we’d admit missing some details in the description before booking; for the place to advertise a heated pool and spa so overtly in the main description, then at in the end of description details, revealing an additional charge for use of the spa or heated pool, did seem too easily missed.
