Proximity to the beach. Beach & nearby beach club (lido) are really nice. Quiet street. Luca & cleaning woman, were very pleasant. One good walkable restaurant, with great sunset view.
Walls are super thin, you can hear all the sounds from apartment next door. Felt like it was good 20-30 years ago, but has not been updated. Stove & hot water heater in bathroom leak natural gas, so you smell it often. Kitchen items incomplete ( no plain knives, just plastic stuff). No grocery or market near by.
