It was in a quiet location and was very clean and tidy. Good facilities including a coffee machine and microwave. A good welcome folder with lots of information should you need it. Private entrance and self-contained. Hosts on call if needed.
The only downside was the distance to town but I did know this when booked so it wasn’t a surprise. Nowhere to sit and watch tv apart from in bed but there is no room for additional furniture. It wasn’t a problem. I just didn’t want to drop any of my take away on the bed.

Was all great to be honest, just one thing I would notify.. a lot of wasps outside the studio entrance, so careful and close the door quickly when you get in!

We loved the setup of Studio 40. It had everything you could need. The property was spotless in a quiet location. We particularly liked being able to park outside the property. It was also a pleasant surprise that the hosts supplied beverage items and continental style items for breakfast, which we weren't expecting . All in all, we loved it and would highly recommend.

location great-shower very good instant hot water-tea making facilities and breakfast items provided all very good.
we were a bit chilly as electric heater seemed to take long time to warm up initially-lack of fresh air ventilation a problem as window in sleeping area opened up only to conservatory. window was completely covered so not able to look out on any view. so could be a little claustrophobic .we didnt find spare blanket until last day of stay as lodged under little fridge.
