About this house rental
Welcome to our stylish, new construction, two-story house, perfect for traveling families, professionals, or groups of friends seeking a getaway or a comfortable work environment. It has an open space floor plan and a modern kitchen. It is located in a suburban area and a quiet subdivision, 10 minutes from downtown Atlanta or the Atlanta Zoo and 15 minutes from Georgia Aquarium.
1. Open Space Floor Plan:
o The main floor boasts an open layout, seamlessly connecting the living area, dining space, and kitchen.
o The modern and stylish eat-in kitchen features a large center island, perfect for cooking and baking enthusiasts.
o Kitchen tools and appliances are fully stocked, and you’ll find all the condiments you need.
2. Comfortable Living Area:
o Relax in the spacious living room, complete with a 65-inch TV.
o The daybed with a twin bed on top and a twin trundle bed underneath can comfortably accommodate four kids or two adults.
3. Bedrooms:
o Two spacious bedrooms await you upstairs, each furnished with a king mattress.
o These mattresses have a tight top and low-motion transfer, so it doesn't wake anyone up when you're shifting sleep positions, ensuring a peaceful night’s sleep,
o Both bedrooms also feature 55-inch and 65-inch TVs for your entertainment.
o Additionally, there’s a bunk bedroom for extra guests with 2 twin beds and 2 full beds with a 55-inch TV.
4. Outdoor Amenities:
o Front parking accommodates up to two vehicles.
o The backyard provides a safe space for kids to play.
5. Temperature Control:
o Enjoy centralized air conditioning that you can control freely via the thermostat for each level.
6. Bathroom Setup:
o The master bedroom upstairs has an en suite full bathroom featuring a walk-in shower and double vanity sinks. Shampoo, conditioner, and body wash are provided. There is a hall bathroom upstairs with a tub and double vanity sinks.
o An additional half bath is conveniently located on the main floor.
7. Work-Friendly Features:
o Need to work remotely? One of the master bedrooms doubles as a dedicated workspace with high-speed internet.
Parking Spaces:
-Driveway parking in front, right side of the house- can fit two cars
-Street parking in front of the house allowed- 2 cars maximum (night and day)
-Cul-de-sac parking- 3 cars maximum (daytime only)

House Rules:
- No unauthorized events/gatherings/parties (please inquire for any events)
- No smoking (including E-cigarettes) anywhere inside or outside within 10 ft of the property. Any violation will result in an additional $250 cleaning charge.
- No commercial use without permission.
- No pets, sorry!
- Maximum capacity of the house 12, Daytime visitors are okay.
- Please respect the neighbors; Quiet times from 10 pm on weekdays and 12 am weekends. No loud noise, parties or any type of event that will disturb neighbors or the surrounding area are allowed.
- Any guest that stays at the property on Thursdays, please have the trash containers out for garbage truck pick up early morning of Friday. Thank you!
SECURITY DEPOSIT:
We would like to provide a clean and undamaged home and a magical experience for every guest, in relation to that all bookings require a $300 security deposit. It is just a hold on your credit card and it will be released 3 days after your departure. You will receive the full amount after a thorough inspection and no damages have been done to the house.
Things that will result in partial/total loss of security deposit:
- Any kind of smoking inside of the house
- Damage to the property beyond normal wear/tear
- Unauthorized gatherings/parties
- Breaking max guest rule
HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Cleaning fee to cover cleaning occurs at check out, no maid service during stay. After check-out and before check-in, between reservations, the house will be thoroughly cleaned and inspected by a professional cleaning. Mid-stay cleaning services during your stay can be requested for an additional fee.

We enjoyed our stay at this home. The kitchen was stocked with dishes and cookware. The beds were super comfortable and we were provided plenty of towels. The house was in a quiet neighborhood and had friendly neighbors. We would definitely recommend this house!

We enjoyed our stay! The property provided easy access to downtown Atlanta. We had a minor issue with the heating system which the host corrected very quickly. Would definitely stay here again!

Love everything about this bnb the pictures was just like the house everything was perfect the host was very good at communicating and help with every situation. Anytime my friends or family come out to Atlanta. We would definitely be getting this Bnb every time. not far from everything.
