Great location, comfortable stay and helpful staff. Recommended!

We stayed for 4 nights, no cleaning which would've been okay but one of the rooms had some hair on the shower walls and bathroom door was broken. Location. Security. Laundry, staff helpfulness allakes up for it without a cleaning staff, there is no towel changing etc but you can take your own trash out

Just 10mins walk to the old streets and Gion. This is a self services hotel, you have to manage your own trash and cleaning, Towel changes with charge nomatter how many days you stay over. The room is small but well equipped and there is space for big luggage. There is a kitchen in the room which is very convenient. You should ask for door code if you arrive hotel before checkin time to store your luggage. I stayed at this hotel for 7 nights and would highly recommend it

I stayed at this “hotel” during my time in Kyoto. If you’re someone that’s traveling to Japan for the first time, I cannot recommend this hotel. This is more of a BNB where everything is self-service, cleaning included. Pros: 15min walk to the nearest station with lots of bus stops nearby. You’re in Gion where there’s a bunch of restaurants, shops, nightlife around. Cons: My first issue is the cleanliness. Everything was good but when I inspected the bathroom, the cleaning person must’ve forgotten about the toilet because there were piss spots. Maybe they missed it. But I’m a very understanding person, so moving on. My second and biggest issue is that there’s no front desk staff besides 1-2 brief times during my 4 night stay in Kyoto. This is a problematic if you’re doing luggage transfer from hotel to hotel. I had my luggage get sent back because there was no one manning the front desk to hold onto it. I had to figure out their service line and call in to get that whole ordeal sorted out. Spent so much time going to the post office and then bringing it all the way back to the hotel myself. Third issue, I came back from a night out with a friend at 1am and found a huge cockroach climbing the wall of my room! I managed to smack it dead with a towel but imagine trying to deal with that while you’re drunk. It was such a mood killer. All in all, this place has potential but there are some serious business decisions that hold this place back.
