Bugs in the property. Hopefully not bed bugs but my family had many new bites every morning. We had to leave a day early. Poorly furnish with rips in the couch cushions. Only positive was the location here

If you forget paying the hotel tax they won’t give you the code. Which most hotels charge after check out. I had limited cell service so by the time I got there with my kids it was 7:30pm. With no one to reach I was unable to use my room that I already had paid for. So I had to get another hotel nearby which was open and very friendly. When you are running a hotel business you should always have someone to help after hours in case of emergency. I even paid my tax bill soon as I landed but since it was after hours no one still responded with a code. Very inconvenient and even next day they didn’t send the code until I called. I already send multiple messages the night before. Just seemed like they didn’t care. Another family we ran in to while trying to get in to our room had similar issues getting the code even after they had paid everything in advance. I paid for a room that I couldn’t use due to lack of service.

A wonderful location, close to so much! The space was perfect for our needs. My only Complaint was the very tedious and complex check in process. We struggled getting answers for our arrival and couldn’t check in to the property when we arrived.

Bad experience. Stove blew all fuses in apartment so kitchen useless. No hot water so had to have cold showers. Complained and asked for refund, haven’t heard back.. apartment and location are good but these issues not acceptable for the money they ask

Beautiful apartment, location is perfect. Was hard to find because it was our first time in Venice. Communication with owner was very good. The apartment is comfortable with a beautiful canal view. I’d probably add more pillows to the bed and add extra towels, but despite that, was ok for 1 night. I would recommend it for sure .

Didn’t get details on how to gain access to the apartment until after an hour of checkin time (and had to text them to ask) At night we had to turn on our phone flashlight to walk up the stairs

We had a fabulous stay at San Marco Boutique! The location was absolutely perfect and the room was immaculate. The canal view was so beautiful! Everything we wanted for our trip to Venice! We had our two kids with us and had plenty of room between the second bedroom and couch in the living room. The beds were comfortable and the bathroom was modern and luxurious. We did not use the kitchen, however, having the refrigerator was a nice option to keep drinks and leftovers cool. Check in communication was a little confusing, but that may have been my fault. We were whatsapped the check in instructions right at 3pm, so make sure you have access to whatsapp and don't plan on getting in early, unless maybe it's communicated and guaranteed. Location was safe and secure and easily found by Apple Maps and the instructions that were emailed prior to check in. We were able to walk right from the train station to the room, which took 20-30 minutes...but a very enjoyable walk checking out Venice. As far as noise, we did have some noise from the tenants or visitors upstairs late at night, but didn't have issues going to sleep. Our morning was very early due to noise in the canals with boats picking up garbage close by, etc., but again, nothing that would keep us from returning. We would absolutely book and stay again if we are lucky enough to return to Venice!

The location near Rialto Bridge and Basilica di San Marco is a plus. Anywhere you are in Venice you’re near shopping and restaurants, so there’s nothing special about this location in that regard. We couldn’t sleep well at all.
