Great location within the village of Emsworth with plenty of choice for food and drink. In close proximity to Goodwood motor racing circuit which was the reason for the stay. Sizeable rooms, comfortable for upto 6 people. Virgin media WiFi was available and Freeview tv. Bathroom had a choice of spacious walk in shower and a bath, though this was without a curtain or screen despite having an additional shower facility. Kitchen was OK with induction hob and oven, kettle and toaster and fridge freezer. It does have a dishwasher but did not use it due to a fault which was known. There was the addition of USB charge points with adapters provided in the sockets. A handy user manual and local information was provided.

Cleaning was questionable at best and the garden had not been tendered to for some time which was a shame. The mattresses in the two main bedrooms could do with upgrading; and I wonder would planning permission allow for off street parking as it is a little cramped at the top end of the road? I would also look at the property from a toddlers perspective, especially if you are attracting family guests. Rounded corners on furniture, stairs gates top and bottom, as well as the open banister and stairs and removal of nails/ screws from patio area. There was a high chair available should it be needed on a plus point. Flooring in the living was lifting and presents a tripping hazard.

location excellent ! accommodation was well equipped and very dog friendly.

The layout of the ground floor suited us.

I am afraid we could not sit comfortably on either of the settees. I also found the mattress in the back bedroom too soft.
