Loft 1 im Erdgeschoss - Simmerdeis an der Gracht

The loft features a very nice bedroom that is separated from the dining and living areas by a glass and steel wall and can be darkened. The living area includes a sleeper sofa that can accommodate one or two additional guests. The spacious dining table is perfect for working or enjoying meals.

The open-concept kitchen area in the loft is equipped with a dishwasher, a refrigerator with a freezer compartment, and a wide range of everything your heart desires if you’re planning a longer vacation and enjoy cooking. There is a bathroom with a walk-in shower, toilet, and sink.

When the weather is nice, you can sit in a beach chair on the sun terrace or work or enjoy meals at the large table that seats six.

For larger groups or events, you can book the second loft apartment (max. 3 people per apartment) on the first floor, or the canal house “Simmerdeis an der Gracht” (up to 6 people) if available.



“Simmerdeis an der Gracht” is a vacation apartment complex consisting of 3 units. The main house, Simmerdeis an der Gracht, is located on the street with a view of the water—the two loft apartments are in the backyard.



On-site fees: The arrival and departure days count as one calendar day each. The vacation home is available for check-in starting at 4:00 p.m. on the day of arrival (earlier check-in times available upon request). Please be sure to let us know your estimated arrival time a few days before your arrival. Check-out time is 10:00 a.m. (later check-out times available upon request). Key pickup is contactless via the key box. You’ll find it immediately to the left of the entrance, next to the front door. I’ll provide you with the code shortly before your arrival. I kindly ask that you leave the vacation home/loft apartments in a tidy condition and dispose of your trash yourself in the trash containers in the garage driveway. We separate general waste, organic waste, cardboard, and packaging. The following tasks are not included in the final cleaning and must be completed by the renter before departure: 1. Empty the refrigerator and wipe it down. 2. Dispose of all leftover food and glass containers—including returnable glass. 3. Wash the dishes and return them dry to their designated places—we have a dishwasher in the kitchen. The dishwasher cycle must be completed before your departure—for safety reasons, please do not leave the dishwasher running when you leave. 4. Please dispose of household trash in the designated containers. 5. Turn off all electrical appliances that you have turned on. 6. If you haven’t already done so, please report any damage or missing items in the vacation home/loft apartments and their furnishings to us. 7. Leave your vacation rental swept clean. In the loft apartments, the vacuum cleaner is in the closet; you’ll find a mop, cleaning supplies, and a broom on the left side of the annex next to your front door—the code is 2007. In the vacation home, the cleaning closet is in the kitchen/hallway—to the left of the refrigerator. 8. Please leave the spare key (which you’ll find on the dining room table upon arrival) back on the dining room table, lock the front door with the other key, and return that key to the key box. Payment: Made through the vacation rental platforms or directly by arrangement with me. Typically, 50% of the booking total is due immediately—the remaining balance must be paid by bank transfer no later than 7 days before arrival. Damage: No one intentionally damages property, but it can happen to anyone that something breaks or that a dog gets so excited about our apartment that he does things he would never normally do.... We would appreciate it if you would report any damage to us immediately. This is what liability insurance is for, and we’ll handle such matters without any hassle. The tenant is liable for damage up to the cost of replacement. Exceptions to this include minor items such as a broken glass, plate, etc. Parents are liable for their children. We assume no liability for valuables brought by guests or for accidents.
