About this house rental
Beautifully updated lake front home, perfectly situated in the calm waters of Kinchlow Cove at the 25 mile marker on the Lake of the Ozarks. 3 bedroom, 2 bath, sleeps 8 comfortably with room for more with air mattresses. Master bedroom features a king bed with access to screened-in deck to enjoy your morning coffee or late night leisure. Second bedroom features a queen bed and also has access to the screened-in deck. Third bedroom has a set of bunk beds (4 total twin beds) with a TV and Playstation 4 gaming system. Fully equipped kitchen for all your cooking needs with counter seating and a dining area right off the kitchen. Large deck featuring a gas grill, patio table with umbrella, sofa, love seat, and chairs to enjoy meals, beverages, and good conversation as you look out on the lake. Just an easy walk from the house you can enjoy your own private covered boat/swim dock. Guests can feel free to tie their boat up to the side of the dock. Parking for 3-4 vehicles (trailer parking available just 1 minute away).
Other things to note
While lifejackets are always encouraged at Lake of the Ozarks, persons aged 12 and under are required to wear life jackets while on the ramp and dock. Everyone, regardless of age, is required to wear a life jacket in the water. There is no diving allowed. We do provide some lifejackets, but we cannot guarantee we will have the correct size/fit for everyone. Therefore, guests should be prepared to provide their own lifejackets. Owners boat and PWCs may be parked at the dock during your stay. Guests are not permitted to use or sit on these watercrafts or lifts. There are security cameras on the exterior of the home to monitor the front entrance, the back entrance, and the dock. There is no landline phone at this property.
All use of this property and the surrounding water is at your own risk, and guests waive any and all claims or actions that may rise against host as a result of injury, loss, theft, or damage to any such person, including, and without limitation, person, bodily, or mental injury, economic loss or any damage to guests, guests' spouse, partner, or children resulting from the negligence of host.
PLEASE NOTE: Our property is not conducive to parties as it is in a small neighborhood, in a calm cove. Therefore, no parties or events are allowed, including but not limited to, Bachelor and Bachelorette parties, reunions, bridal/baby showers, or receptions.

This is our second time staying at this property. We have stayed at tons of vrbo's and rarely revisit a property. This one is great and has the best host you can imagine. The house is fully stocked with everything you could need, including tons of games and activities to use on the dock and in the lake. The house also has a great layout. The only issue we had was the air conditioning going out right before we arrived. Ryan immediately did everything possible to offset the issue. He had an HVAC company come to the house at 9:00pm that evening, shortly after we arrived and then another company come first thing the next morning. He also showed up the next day with two portable AC units and a window air unit. Unfortunately the main air conditioner was shot and would need to be replaced but that isn't something that can be done instantly. Thanks to his efforts with the portable and window air units, the house was comfortable. He even offered us a partial refund on top of it. He's truly an amazing host and as he did everything possible to deal with the issue as quickly as possible. We will oikely be back again next summer.

This place was super clean. Perfect size for our family.( My wife and I, our adult daughter, her husban and our 1yr old grandson). This place was the most equiped of any Vrbo we've ever stayed in by far. From kitcen amneries to bathroom essentials. The dock was huge and well supplied with water toys, refrigerator, tiki bar, swim ladder and elevated jumping platform. The next time we go to Lake of the Ozarks we will check the availability of this place first!!!

Great place for girls trip ! We loved all the extra attention and detail provided into this beautiful home! Having the extra soaps and toothbrushes provided were a plus for sure!
