The apartment was really comfortable, beautifully presented with everything we needed as a base for our Royal Ascot visit. The beds were really comfortable and the huge TV and satellite channels another bonus. We'd deffo stay there again.

Everything was good for the price - would just suggest deep cleaning or changing the shower door as it’s well used.

It was super clean, the instructions were clear with easy access and host replied quick to all messages.

Can’t fault it even if it didn’t have a kitchenette.

The location was good, and the accommodation was as the images suggested. I was travelling with a friend, and we wanted two bedrooms, and this fulfilled that requirement. The lounge area was comfortable, and the beds were exceptionally so. The bathrobes are a nice touch. WiFi is free and fast in the lounge area. The TV is great and has the bonus of being connected to Sky. Tea and coffee are provided, along with a small jug of milk so that you can make an initial drink. There is also chilled water in the fridge. There are sufficient utensils and crockery available.

I wish I had read the information and studied the images more carefully. The 'fully equipped kitchen' is a low cupboard with a microwave, toaster and kettle covering the entire surface. There is no dishwasher, oven, hob or sink. To wash up, you have to use a bowl stored on top of the fridge-freezer, with the only running water coming from the bathroom basin. You can't use the microwave or toaster and put anything directly on a plate, as there is no work surface space. The bedrooms are beautiful, but it isn't clear that you have to go through the first bedroom and the Jack-and-Jill bathroom to reach the second room. Not ideal if you are in the back bedroom. The host provides clear, not unreasonable guidance on their expectations of guests regarding noise and the treatment of their property, as it is the basement of their home. This is not reciprocal. All evening, you could hear people moving around upstairs. I was awoken by footsteps above me at 4 AM, and I am not a light sleeper. Again, this morning, the not-unreasonable noises of a family getting ready for the day from about 6.30 AM onwards made a lie-in difficult, on what was intended as a restful night away. There is a definite need for soundproofing. The greatest disappointment and at odds with the very positive reviews we had read, was the cleanliness of some areas. The sofa has hair on the cushions, the shower screen and toilet seat are grimy, and the skirting boards are covered in dust. Worst of all, and I accept that we can all leave something behind (I've left a pair of emergency glasses), one of the bedrooms had a pair of used knickers left. The host, when contacted, seemed slightly amused and said they wouldn't routinely check under the cushions we moved (the ones at the end of the bed to sit down)! Not the answer I was anticipating. He did offer to come and put them in the bin for us, 'if we wanted.' Again, not the answer I was expecting from a host who lives upstairs.
