Out back, a private fenced yard holds a year-round hot tub and a fire pit for evenings outside. With two living rooms on separate floors, kids and adults each get their own space. Middletown’s beaches are minutes away, and the Cliff Walk is about 2 miles.

No parties or events. Only registered guests are allowed on the property.
Quiet hours are 10 PM – 7 AM.
No smoking or vaping inside.
Pets are welcome with advance notice.
Pets must stay off the furniture.
Pick up all pet waste and dispose of it in the trash.
Park in the driveway, which fits 4 cars. No street or lawn parking; the town issues tickets of up to $1,000.
No EV charging unless approved in writing in advance.
The hot tub is used at your own risk. Children must be supervised at all times, and the cover goes back on after each use.
Fires are allowed only in the fire pit and must be fully out before you go inside.
Trash goes in the yellow bags, placed in the brown bin. Recycling goes in the blue bins. No need to take the bins to the curb.
No laundry required. If you do laundry, don’t mix whites with other items.
At checkout:
Set the heat to 63°F, or the A/C to 70°F in the warm months
Lower the hot tub to 96°F and secure the cover
Run the dishwasher
Turn off all lights

The location and home was perfect for our family! The host was extremely responsive and very helpful (and proactive) on providing local eating recommendations! The living areas were spacious and the kitchen had high grade appliances. We were pleased all around! Thank you.

Great house to spend the weekend in. The weather was lousy but the house provided the perfect place for our girls weekend together. Our host was very responsive but no issues arose during our stay. Favorite feature of the house was the large dining table and kitchen!

We enjoyed our stay at this lovely home. The hot tub was very fun and huge kitchen table was nice for our family. It was conveniently located and well cleaned before our arrival. We recommend this fun spot in Newport.

The stay was fine. We were barely there as we were at the folk fest all three days but there were several issues that needed addressing during our stay which was not really what you want when you expect a nice big functional house. We did spend thousands of dollars after all.
The house was not very clean when we arrived and there was a strong sewer odor coming from the main bathroom. Apparently there was some sort of water softener issue that needed to be addressed twice during our 4 night stay. There was also evidence of mouse activity while we were there. The tv remotes were all dead. The power was out in the front of the house when we got there too.
The owner was relatively quick to respond and did try to address everything but it seems with this many issues they need to take a step back and consider their process before the next stay.
