Welcome to Palm Beach Resort D31, a beautifully furnished 3-bedroom, 2-bathroom beachfront condo offering 1,650 sq. ft. of breezy coastal living in Orange Beach, Alabama. With room for up to 8 guests, panoramic Gulf and pool views, and resort-style amenities, this condo delivers the perfect blend of beachside relaxation and convenience.
Construction: New walkways and 2 new BBQ grill pads, New shrubs and sod are being installed, and all work should be completed by June 1st.
The Space – Sleeps 8 Comfortably
Primary Bedroom: King-size bed, direct balcony access, flat-screen TV, and an en-suite bathroom with a double-sink vanity, floating tub, and a full glass walk-in shower.
Bedroom 2: Queen-size bed with coordinating furnishings, flat-screen TV, and a private bathroom featuring a tub/shower combo and spacious vanity.
Bedroom 3: Two Twin-size beds, perfect for kids or additional guests, with TV, closet, and dresser.
Living Room: Two cozy sofas, including a queen sleeper, flat-screen TV, and direct access to the Gulf-view balcony.
Kitchen: Fully stocked with modern appliances, plenty of counter space, cabinetry, and amenities for easy meal prep.
Dining Area: Seating for six at the table with five additional stools at the kitchen island—great for meals or gathering.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:
RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.
NO SMOKING: All properties are non-smoking.
AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
PARKING PASSES: Two (2) parking passes maximum. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.
WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.
RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

Our family truly enjoyed the condo in Orange Beach! It was my first time there, as we usually go to the Destin area. We loved to get a cup of coffee across the street every morning and then walk the trails! The condo was decently furnished. The only suggestion we had was the need for a new toaster. You had to turn it sideways to get the toast out:) Other than that, it was great! We enjoyed the beach service, so we didn't have to drag a lot of stuff down to the beach. The pool was nice too. We really enjoyed the area and our stay. Plans to go back next year!

Very nice stay overall but unit could definitely stand a deep cleaning and some fresh paint in areas. Loved the decor and all furnishings, beds were quite comfortable. Larger and more updated televisions (especially in great room) would be a nice addition. A few more dishes/coffee cups/sliverware would also be welcomed. And a throw blanket or two in the great room would also have been nice. There were a few things like the front door stop did not function, the sliding door in the master to the balcony was off the tracks and non functional. The a/c unit leaked but property managment came quickly and fixed it. To repeat, it was overall a very nice condo, pool was great and well maintained. The unit has a great view of pool and beach.

While this is a beautiful condo in a great location, I am disappointed in the cost vs the value. Considering the cost of this place, we were treated as though they were doing us a favor to stay there, versus paying customers. Upon arrival, the space is much smaller than depicted in the photos, the toilet in our second bathroom was not working, and there were large dead bugs in corners and under the sink, and on the floor- making us feel as if a deep clean was not done prior to our arrival. The parking instructions are inaccurate and confusing and they were not helpful when reaching out. You must purchase parking for all cars, and none is included in your stay. And they do not want sand in the condo- however you cannot leave your wet sandy shoes or whatever outside the door- for even 15 minutes or the on-location security will get you… What I paid for a week, I expected more. Regardless, it is a pretty condo and the location is great not a lot of people, and the beaches were not crowded.
