Welcome to Admirals Quarters 1201, a spacious four-bedroom, four-bathroom beachfront condo offering breathtaking Gulf views, upscale amenities, and direct beach access. Located in Orange Beach, Alabama, this beautifully designed twelfth-floor retreat is perfect for families, couples, and groups looking for a relaxing coastal getaway.

***PLEASE NOTICE- Pool repair will begin 11/03/25 with an estimated completion date of 01/10/26. Lobby doors to outdoor pool will be closed. Outdoor pool will be accessible the east parking garage. Work hours will be 8:30am-5:00pm** **The roof replacement project will begin November 1, 2025 and continue through January 10, 2026. Noise will be noticable, but more for properties on higher floors. Work hours will be 7:30am-5:00pm, with the 1st hour being set up with minimal noise. Reserved parking spaces in the west covered 1st floor Gulf facing garage as well as open parking in the west end of the 1st floor parking area will be unavailable from 11/1/25-1/31/26. Area will be used for staging and equipment parking. ****

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner s Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a starter pack of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

I love this condo. The only complaint is it could have been cleaner but they offered to come clean. The patio furniture was not comfortable but we put our own cushions on the chairs. The views are amazing, not crowded, parking good, and the security guard was so nice!

We enjoyed the property. It is modern, clean and upbeat. Check-in was quick and easy, and the property management firm promptly all answered questions regarding the property.

Unit slightly above average for the price - overpriced. Management provided no communication (other than reminders for payments) prior to day of arrival - did not answer the phone, did not respond to voice messages, did not return email, etc. Management mandates payment via credit card while also adding additional percentage fees for using credit card. Unit is four (4) bedroom, but only allows two (2) vehicles - it is very difficult to manage all those staying in a four (4) bedroom unit within only two (2) vehicles unless one (1) vehicle is a bus. We will not be staying here again.
