Undisclosed Fees: Close to arrival, I was told I had to choose between a non-refundable $40 damage waiver or a refundable $200 caution fee. Neither of which were stated on Booking.com. The host claims this information is included in the rental agreement, but fees of this nature should be clearly listed on the booking platform so guests can fully understand the financial commitments before confirming their stay. Inaccurate Check-in Information: Booking.com lists the check-in time as 3:00 pm, but the actual check-in time is 4:00 pm and strictly non-negotiable. Guests must pay an additional fee for early check-in. This discrepancy caused avoidable inconvenience and should be corrected for clarity. Poor Communication & Preparation: Communication from the host was inconsistent, and the preparation for guest arrival was lacking. A fob is required to access the elevator, gym, and pool, but mine was not programmed. It took several back-and-forth messages and a request for email verification before this was resolved. Late & Excessive Instructions: I was sent a link to upload my passport and complete other verification steps very late, along with numerous additional instructions. These could have been communicated earlier and more efficiently to avoid last-minute stress. It got to a point the link to pay the caution fee timed out and to get a new link was a whole new hassle. Overall, the stay could be improved significantly with clearer communication, accurate listing information, and better preparation for guest arrivals.
